DevCo US Construction is hiring for a Full-Time Construction Superintendent (Renovations focused) to join our collaborative team in Bellevue, WA! The Site Superintendent is responsible for ensuring that renovation projects are delivered on time, within budget, in accordance with quality standards, and completed safely. This role oversees the daily operations of the construction site, including phased work, occupied-space coordination when applicable, and subcontractor performance.

Pay Details: $115,000 to $150,000 in Annual Salary + Performance bonus target of 15%
Schedule: Generally, Monday-Friday (as agreed upon with hiring manager)

Essential Duties and Responsibilities:
Responsible to plan and set up the job site, preparation and maintenance of Project Schedule and ensure the life/ safety plans are developed and implemented. Oversee the Assistant Superintendent for scheduling of materials, equipment, manpower, and subcontractors to ensure project schedule and quality are met. Review and approve the updated project schedule that the Assistant Site Superintendent will distribute to all subcontractors. Monitor the pace and quality of work, including demolition, reconstruction, turnover, and punch activities. Work with the Project Manager to prepare status reports and regularly monitor deliveries, subcontractors, site logistics, utility shutdowns, and schedules. Oversee and direct the allocation of project resources appropriately, including manpower, materials, and equipment, while maintaining accurate records of daily activities.
- Supervise entire construction field staff, ensuring project deadlines are met
- Ability to anticipate and overcome project challenges
- Maintain a strong relationship with Project Managers
- Lead daily/weekly meetings to ensure the team is working together successfully and delivering quality work
- Manage and maintain project safety
- Maintain OSHA requirements at all times
- Participate in OAC meetings as required
- Mentor less experienced construction professionals
- Track project documentation, tasks, issues, etc.
- Track and maintain project documentation, outstanding tasks, deficiencies, and field issues.
- Develop and maintain strong relationships with subcontractors
- The ability to become proficient in Procore
- Travel will be required
Knowledge, Skills and Abilities:
- Must have experience running large apartment renovation/remodel projects consisting of 200+ occupied units.
- Renovation, rehabilitation, and occupied multifamily construction project experience
- Experience with interior unit renovations, common-area improvements, exterior envelope repairs, and phased or occupied-project execution. Experience with structural modifications and MEP upgrades is desirable
- Garden Style, Podium, Wrap and/or Open Courtyard and Urban Mid Rise Project Experience. Post Tension experience desirable.
- Strong understanding of renovation project challenges, including existing conditions, phased work, occupied spaces, and disruption mitigation.
- Strong Reputation for working well with Subcontractors
- Strong Ability to work with on-site staff
- Ability to create strong relationships with stakeholders
- Manage the renovation process from start to finish, including selective demolition, temporary protection, occupied-space logistics, utility coordination, unit turns, common-area sequencing, trade coordination, quality control, schedule management, evaluating performance, and communicating with the Project Manager.
- Strong ability to manage and maintain detailed construction schedules.
- Ability to read, interpret, and understand construction plans, specifications, and project documentation.
- Ability to anticipate construction challenges and implement solutions before they impact schedule or quality.
- Strong leadership presence with the ability to direct field staff and subcontractors effectively.
- Excellent communication, documentation, and organizational skills.
- Ability to build and maintain strong relationships with owners, consultants, inspectors, residents, and internal stakeholders.
- Ability to manage the renovation process from start to finish, including:
- - Selective demolition
- - Temporary protection
- - Utility shutdown coordination
- - Occupied-space logistics
- - Unit turnover sequencing
- - Trade coordination
- - Quality control
- - Schedule management

Qualifications
- 4-year degree in a construction related field or commensurate field experience.
- 5-7 years of experience in multifamily renovation or rehabilitation site supervision, with a proven ability to use multiple types of software to efficiently manage projects
- Successful completion of background check and drug screen required.
- Must be legally qualified to work in the U.S. meeting I-9 guidelines.
- Must be able to speak, read and write English in a manner sufficient to carry out duties.
- Demonstrated ability to utilize multiple software platforms to efficiently manage project schedules, documentation, reporting, and field communication.
- Large-scale occupied apartment rehabilitation programs,  with more than 200+ unit phase projects
- Utility shutdown and occupied resident coordination
- Strong subcontractor management and quality control systems
