
The Construction Project Manager leads affordable housing and community development projects from preconstruction through closeout, including planning, budgeting, scheduling, procurement, contract negotiation, site supervision, and regulatory compliance. This role serves as the primary point of accountability for project delivery, partnering with the Real Estate Developer, Real Estate Development Analyst, Acquisition Specialist/Analyst, and Development Coordinator, along with architects, engineers, general contractors, subcontractors, and community stakeholders to deliver projects on time, within budget, and to specification.
Success in this role requires a high degree of self-direction, sound judgment, and the ability to prioritize competing demands across multiple concurrent projects in a fast-paced environment. The Construction Project Manager plays an essential part in advancing Northwest Real Estate Capital Corp.’s mission of providing quality affordable housing, supporting both new construction and the rehabilitation of acquired properties as we continue to grow our portfolio across the western United States.

ESSENTIAL FUNCTIONS
SUPERVISORY RESPONSIBILITIES
This position has no direct supervisory responsibilities at this time. The Construction Project Manager directs the work of general contractors, subcontractors, architects, engineers, and third-party consultants on each construction project. As the construction pipeline grows, this role may evolve to include direct supervision of additional construction staff.
WORK ENVIRONMENT
Combination of office, building, and outdoor environments, with periodic exposure to construction or renovation sites. Exposure to weather conditions and construction-related hazards.
TRAVEL REQUIRED
Some travel is required (estimated 10-30% of work time) to construction sites, project meetings, contractor offices, and community engagement meetings across Northwest’s multistate footprint where active projects are underway. Travel intensity varies based on active project pipeline and construction phases.

PHYSICAL
Frequently required to perform moderately difficult manipulative tasks such as typing and writing. Must be able to walk, stand, sit, climb stairs and ladders, and navigate active construction sites with uneven terrain for extended periods. May occasionally be asked to lift up to 50 lbs (construction documents, equipment, or materials).
SENSORY
Frequently required to read construction documents, plans, specifications, and data on a computer screen for extended periods. Must be able to distinguish normal sounds with significant background noise (typical of construction sites), communicate by phone and video conference, and speak and write clearly in English.
COGNITIVE
Frequently required to concentrate on detailed construction documents, contracts, and project plans with constant interruption. Must be able to sustain focus for two hours or more, manage multiple concurrent construction projects, and recall complex multi-week and multi-month project assignments.
ENVIRONMENTAL CONDITIONS
Combination of office, building, and outdoor construction site environments. Regular exposure to construction-related hazards including dust, loud noises, vibrations, heavy equipment, variable temperatures, weather conditions (heat, cold, rain, snow), and elevated work surfaces. Office environment exposure includes glare from computer screens.
EQUIPMENT
Frequently required to operate a computer, mouse, keyboard, scanner, telephone, video conferencing equipment, and copier/printer. May occasionally operate measuring devices, inspection tools, and construction-related safety equipment (hard hat, safety glasses, high-visibility vest, etc.) during site visits.
