Working in the Construction and Properties (CAP) Department.
Salary up to $80,000 based on education and experience.
This is an on-site position located in Oklahoma City, OK.
Responsibilities
Serve as the Owner’s Representative, providing primary management and oversight of capital improvement projects from inception through completion.
Collaborate with User Agencies and consultants to define project scope, budgets, and schedules, and assemble the professional team needed.
Facilitate clear communication and coordination between stakeholders, including User Agencies, architects, contractors, and regulatory agencies, to ensure alignment with project goals and timely decision-making.
Work with User Agencies to establish realistic budgets, monitor costs, and identify cost-saving opportunities.
Manage the bid process, prepare and negotiate contracts, and ensure all contract requirements and documents are accurately tracked.
Oversee change orders, payment applications, and ensure timely, transparent financial reporting.
Assist in selecting and managing architects, engineers, and contractors, ensuring designs meet User Agency goals and comply with regulations and standards.
Review project documentation, conduct constructability reviews, and coordinate necessary approvals with relevant authorities.
Monitor the construction process, providing on-site inspections and quality control to ensure work adheres to project standards and timeline.
Manage the punch list, oversee closeout procedures, and resolve outstanding quality issues to achieve a smooth transition to occupancy.
Facilitate project startup, closeout, and move-in, ensuring receipt of all required closeout documents (e.g., warranties, as-builts, O&M manuals) and supporting any tenant finish-out needs.

Physical Demands and Work Environment
This position works in a comfortable office setting in front of a computer for some of the workday.
Occasional travel to construction sites will be required.
Exposure to varying weather conditions, noise levels, dust, and construction hazards is common.
Personal Protective Equipment (PPE) such as hard hats, safety glasses, and high-visibility clothing will be required while on-site.
Minimum Qualifications
Bachelor’s degree in architecture, engineering, construction management or other related field.
Minimum of 5 years of experience in architecture, engineering, construction management or other related field.
