YOUR ROLE :
Reports hierarchically to the Real Estate Department / Project Manager.
Scope includes corporate real estate projects such as headquarters, branch offices, and technical sites.
Internal interactions involve Business Departments, IT, HR, Finance, Procurement, and Facility Management teams.
External interactions include architects, project management firms (MOE), engineering consultancies, contractors, and public authorities.
Represent the Project Owner (MOA) throughout all phases of the Group’s real estate projects, ensuring compliance with cost, quality, schedule, and operational performance objectives, while protecting the Group’s interests with external stakeholders.
WHAT ARE YOU GOING TO DO?
3.1. Upstream Project Management / Feasibility Studies
Analyze the needs of end users and business departments. Conduct or oversee feasibility studies covering technical, financial, and regulatory aspects. Define real estate programs including space allocation, performance targets, and usage requirements. Prepare initial budget estimates and investment plans. Identify technical, regulatory, and scheduling constraints.
3.2. Tendering and Appointment of Project Stakeholders
Draft technical specifications, tender documentation, and project management scopes. Organize consultation and tendering processes for architects, project managers (MOE), engineering consultants, and external advisors (AMO). Analyze technical, financial, and scheduling proposals. Participate in contractual negotiations in coordination with Procurement teams. Recommend the most suitable contractual strategy.
3.3. Design Phase Management
Lead the design phase together with the project management team (ESQ, APS, APD, PRO stages). Ensure compliance with project requirements, budget objectives, and Group standards. Coordinate and arbitrate technical and architectural decisions. Ensure integration of technical constraints such as HVAC, IT systems, and security requirements, as well as environmental objectives including CSR commitments and certifications. Ensure operational and maintenance considerations are incorporated, including maintainability and operating costs.
3.4. Construction Supervision
Represent the Project Owner during site meetings. Monitor progress, quality, and compliance of construction works. Ensure adherence to project schedules and budgets. Manage and arbitrate adjustments during construction phases. Validate work progress statements and handle potential disputes. Coordinate interfaces with internal departments such as IT and Security.
3.5. Handover and Operational Transition
Organize and manage project handover operations. Verify the completion of outstanding reservations and corrective actions. Confirm compliance of completed works with the approved program. Ensure smooth transfer to Facility Management and operations teams. Monitor the Defects Liability Period (GPA – Garantie de Parfait Achèvement).
Ensure compliance with the cost / schedule / quality triangle. Protect the Group’s interests in dealings with project managers and contractors. Manage technical, contractual, and scheduling risks. Contribute to the quality and image of the Group’s real estate developments.
WHO ARE WE LOOKING FOR?
Strong knowledge of project ownership and client-side project management processes.
Good understanding of design and construction phases under the French MOP Law framework or equivalent international standards. Technical expertise in architecture or engineering disciplines such as HVAC and general building works (TCE).
Knowledge of regulations applicable to ERP and tertiary buildings. Experience in budget monitoring and project scheduling. Ability to read and analyze drawings, technical specifications, and contractual documents.
Strong understanding of contractual structures related to project management and construction contracts.
Ability to analyze quotations, bids, and contract amendments. Basic legal knowledge related to liabilities and guarantees.
Excellent coordination skills with multiple stakeholders.
Strong organizational and analytical capabilities. Ability to synthesize information for Executive Committee and senior management reporting.
Strong negotiation and decision-making skills.
Results-oriented mindset with a strong commitment to deadlines and deliverables.
Master’s degree (Bac+5) in Architecture or Engineering.
5 to 15 years of experience in project ownership (MOA), project management (MOE), or general contracting.
Previous experience in an international corporate real estate environment is preferred.
Professional level of English required.
