Essential Duties and Responsibilities

The essential functions include but are not limited to the following:

  • Review and refine defined scopes of work and deliverables.
  • Work with estimator in reviewing construction budget based on the scope of work.
  • Manage costs in order to meet budget.
  • Provide direction and manage relationships with all contractors, subcontractors, and suppliers.
  • Oversee construction deliveries; coordinate and schedule labor trades (release PO in Buildertrend when relevant).

Manage construction schedule and activities and record in Buildertrend. Includes:

o Order water, gas, electric meters, etc. (utilities); request ESID numbers for temp and permanent electric meters.

  • Meeting home production schedule milestones (QA Walk, QA Re-Walk, Buyer Walk, Buyer Final Walk and Closing Dates).
  • Issue progress updates as needed regarding costs and timelines.
  • Ensure work is done in compliance with all relevant building and safety codes.
  • Maintain SWPPP BMPs.
  • Adhere to the quality control plan.
  • Ensure quality of construction to meet Bluejack standards.
  • Daily Logs with pictures are required to be uploaded to Buildertrend on a Daily Basis.
  • Control costs by not delivering materials early and protecting work in place.
  • Ensure a clean and safe work environment; maintain job sites; ensure tree protection and construction fencing is in place at all times and signage is clean and not damaged.
  • Coordinate with other Construction Managers on trades, deliveries, and orders.
  • Conduct buyer meetings: Pre-con, Pre-electric, Trim Walk, Buyer Walk, Final Walk.
  • Coordinate with Construction Services Coordinator for any pre-start activities and/or development items.
  • Invoice review: ensure work is complete and that invoices are coded properly prior to submitting for payment.
  • Communicate budget overages, plan redline changes, change order pricing, work delays, materials overages/shortages; make known immediately to CS Director/CS Coordinator/Estimator.
  • Work with Accounting to perform home closing budget to actual reconciliation 3-5 weeks prior to close.
  • Coordinate landscape installation with Bluejack agronomy department on COA products.
  • Mitigate all QA Walk items before QA Re-Walk.
  • Conduct weekly communication with Buyers utilizing weekly formatted email including updated photos.
  • Recruit and retain new labor trades.
  • Responsible for all homeowner warranty requests on homes built/closed by CM.

o CM to load final walk list to warranty in Buildertrend.

o All requests must be logged and scheduled in Buildertrend and closed out accordingly within the program within 10 calendar days.

o Have homeowner sign off on warranty request via Buildertrend.

o Log any associated expenses in Buildertrend.

  • All Construction Managers and Operations are required to complete assigned Buildertrend Academy courses and submit certificate to Construction Services Director.
  • Additional Buildertrend webinars are available through the training tab, and you are encouraged to sign up for classes regularly.
  • Individual training sessions can be scheduled with our assigned Buildertrend coach.

Minimum Qualifications (Knowledge, Skills, and Abilities)

  • Bachelor's Degree preferred; in addition to a minimum of 5 years related experience and/or training; or equivalent combination of education and experience.
  • Knowledge of construction materials.
  • Knowledge of construction management processes.
  • Knowledge and experience with Microsoft suite.
  • Previous experience with Buildertrend or similar software.
  • Ability to review and interpret contract documents, building plans and specifications.
  • Ability to understand and apply laws, rules, building codes, regulations, policies, and procedures.
  • Ability to plan, organize and coordinate work assignments.
  • Ability to inspect construction projects for compliance and specifications.

APPROXIMATE SCHEDULE AND HOURS:

Full-time, as needed position. May require work on weekends and Holidays. Schedule flexible as business dictates.

While performing the duties of this position, the employee is regularly required to stand and move around for the entirety or majority of their shift. The employee may be working outside or inside and in different types of weather including excessive heat, cold temperatures, rain and sunshine. While performing the duties of this position, the employee is also regularly required to push, pull, bend, lift and/or move up to 50 pounds. Likely this role will require the ability to drive a golf cart to transport from one area of the property to another in a safe and secure manner.
