Job Description

Key Responsibilities

  • Handoff Management
    • Serve as the primary coordinator during the transition of new properties from construction to operations, ensuring alignment between the Design and Construction teams and the on-site Operations/management team.
    • Oversee the completion of punch list items to deliver properties in excellent condition, ready for full operational functionality.
    • Identify and manage any major projects requiring construction issues and integrating operational systems.
    • Ensure proper installation, testing, start up, training and operational readiness of all building systems, including HVAC, plumbing, electrical, and technology.
    • Partner with the Operations Maintenance team to finalize equipment and system handovers, ensuring comprehensive training and documentation are provided.
    • Coordinate final inspections and approvals, addressing any deficiencies in construction or operations.
    • Develop detailed handoff packages, including warranties, operating manuals, and contact information for key vendors and contractors.
  • CapEx Project Management
    • Assess the condition of older properties within the portfolio and prioritize CapEx needs in collaboration with the Operations team.
    • Partner with Finance/Asset Management and advise on the development of budgets, timelines, and project plans for capital improvement projects, ensuring alignment with operational goals and community needs.
    • Oversee vendors and contractors to ensure quality, budget adherence, and timely completion of projects.
    • Conduct regular site visits to monitor progress and ensure compliance with company standards.
    • Ensure operational teams are fully engaged in the planning and implementation of CapEx projects to minimize disruptions to residents and staff.
  • Collaboration and Stakeholder Engagement
    • Act as the central point of communication between construction, operations, and maintenance teams during transitions and CapEx projects.
    • Ensure clear alignment and collaboration on project goals, timelines, and deliverables, fostering a proactive problem-solving approach.
    • Provide regular updates to senior leadership, risks, and mitigation strategies.
  • Budget and Reporting
    • Develop and manage budgets for punch list closures, CapEx projects, and other construction-related expenses.
    • Monitor expenditures, track progress, and provide detailed reports on costs, timelines, and outcomes.
    • Identify opportunities for cost savings without compromising quality or operational readiness.
  • Quality Assurance and Operational Readiness
    • Establish and maintain quality standards during handoff and CapEx projects, ensuring properties meet operational and resident expectations.
    • Collaborate with operations teams to verify the readiness of all areas, from resident units to shared spaces, ensuring a smooth and efficient operational launch.

S kills, Knowledge, and Expertise

Education:

  • Bachelors degree in Construction Management, Engineering, Architecture, or a related field - Required

Experience:

  • 5+ years of experience in construction project management, preferably in senior living, multifamily, or hospitality. - Required
  • Demonstrated expertise in managing transitions from construction to operations and executing large-scale capital improvement projects.

Skills:

  • Strong understanding of construction processes, punch list management, building systems, and operational integration.
  • Excellent collaboration, problem-solving, and communication skills, with the ability to work across teams and engage multiple stakeholders.
  • Proficiency in project management software and tools, including Microsoft Project or similar platforms.
  • Knowledge of building codes, safety standards, and regulatory requirements.
  • Willingness to travel to properties within the portfolio as needed.

Benefits

  • Compensation: $100,000 - $125,000 / year
  • Eligible for discretionary benefits: performance bonus target
