Project Superintendent - Level 3
LEAD PROJECT SUPERINTENDENT
Locations (Westchester and North Westchester, Hudson Valley area, and Greater Albany area)
This level position will function as a field supervisor having responsibility over General Foreman, and/or laborers/subcontractors. Responsible for safety and the organization, work methods, scheduling, cost control, QAQC including conformity with contract documents, workmanship, and assignment of work to accomplish economic and expeditious execution of the work either directly or through General Foreman or Foremen. This level is capable of managing projects of a complex nature and/or multiple projects all-encompassing a revenue range over $50 million and with a minimum 15-20+ years total experience.
Provide overall onsite administrative and technical management on construction project site (normally not a major project).
Typical Duties:
1. Review, understand and comply with all objectives, policies, procedures, and performance standards in accordance with the Employee Handbook, Corporate Best Practices, SOPs, and Superintendents Manual.
2. Refer to Exhibit A “Duties & Responsibilities” for day-to-day tasks.
3. Plan, develop, train, and supervise Assistant Superintendent(s) and other direct reports.
4. Work with the project team to determine method of construction, manpower levels, material quantities, equipment, temporary power sources, work schedule and documenting actual work performed and hours worked.
5. Maintain dialogue with all departments to ensure work complies safely with contract documents, manufacturer’s recommendations, and schedule.
6. Assist the project team in resolving construction issues including manpower, material, equipment, coordination, and any other issues that negatively impact the project.
7. Elevate Labor Relations issues with unions, help to resolve jurisdictional disputes.
8. Advising Labor Coordinator of any required manpower changes, as necessary.
9. Prepare timesheets for all Howell labor on said projects. Include cost code and forward to Payroll every Tuesday.
10. Monitor subcontractor compliance with project safety and quality program requirements; document and ensure corrective measures are implemented.
11. Operating related hardware such as devices, phones, computers, printers, copiers; and software such as Microsoft Office, Procore, etc.
12. Perform additional assignments per supervisor’s direction.
13. Must be able to run a project from beginning to end.
14. Ability to create logistics plans and manage multiple trades.
Skills, Knowledge, Qualifications & Experience
Educational and experience include:
Must hold a New York City Superintendent's License
4-year engineering degree or equivalent combinations of technical training and/or related experience.
Minimum of 15-20+ years construction management and/or subcontractor supervision experience in similar facility construction.
Thorough knowledge of all aspects of construction (technology, equipment, methods); subcontractor agreements, jurisdiction, negotiations; engineering, cost control schedules and safety required. Excellent communication, organizational and supervisory skills essential.
