Job Description

Summary:

The condominium manager advises and executes the decisions of the board of directors. The duties include and not limited to managing the day-to-day operations of a small portfolio building(s), interacting with owners/residents, staff and maintenance service providers, while ensuring the financial health of the condominium corporations.
The manager will need to be flexible in their work schedule, as emergency situations, requiring on-site coordination, may arise after normal office hours and on weekends.

Responsibilities:
• Working knowledge of Condominium Act, 1998 & Condominium Management Services Act, 2015
• Plan and lead Board meetings, Annual General Meeting(s) & Owners Meetings as required
• Oversee the financial operations (approval of invoices, and allocation of expenses, preparation of annual budget)
• Read and understand legal and financial documents
• Oversee the execution of seasonal maintenance work
• Oversee the execution of capital projects
• Negotiate, award and supervise subcontracts and professional contracts approved by the Board of Directors
• Onsite evaluation of required work, coordination of multiple quotations, evaluation of quotations, selection of contractors, scheduling of work, ensuring work remains on schedule and budget and final approval of work
• Anticipate, assess and resolve ad hoc issues related to maintenance and customer service
• In collaboration with the operations team and building maintenance providers, ensure that work performed on the sites meets the standards and objectives set for quality, safety and work relations, deadlines and costs and take corrective action as necessary
• 600+unit new building with an assistant
Qualifications & Competencies:
• 5+ years of relevant experience
• Full time on site
• General License issued by CMRAO is required.
• Relevant experience in the multi-story residential projects, condominium projects and/or construction sites, with experience in new construction buildings considered an advantage
• Experience in common element insurable losses and customer service
• Experience with software programs such as Docusign, Adobe and Microsoft Office Suite is required, along with Community software usage experience; Familiarity with Upperbee is considered an asset.
• Valid driver's license
• Strong written and oral communication skills, with leadership skills, pro-activity, and the ability to manage priorities and stress while maintaining a positive mindset
• Recognized as a good team player with a proactive and positive attitude
• Highly detail oriented with strong organizational skills, as well as strong problem-solving abilities and the ability to work under pressure and adhere to deadlines
• Ability to maintain discretion, confidentiality, and a high level of professionalism at all times

Salary
The starting salary for this position is between $ 85k and $ 90k Compensation will be determined based on the candidate’s experience, specific skill sets and autonomy.
