We’re looking for a Community Operations Manager to join our team in Frisco, Texas. This role is responsible for the operational details that keep a large-scale community running well—from community governance and landscape management to vendor relationships, contracts, maintenance, financial oversight, and resident communication.

This is an opportunity for someone who notices the details, takes ownership through resolution, and understands that strong community operations require both sound business judgment and strong relationships. You’ll work closely with residents, vendors, contractors, board members, and internal partners to protect the community’s physical and financial health while creating a responsive, well-managed experience for the people who call it home.

What You’ll Do

Community Operations & Stewardship

  • Oversee the day-to-day operational needs of the community, with a strong focus on attention to detail, follow-through, and ownership of outcomes.
  • Conduct regular inspections of community property and assets, identify maintenance needs, and coordinate timely resolution with appropriate contractors and service providers.
  • Oversee preventive and ongoing maintenance of community assets, including landscaping, pools, amenities, and other shared spaces.
  • Monitor community conditions for potential risks and recommend practical solutions that protect the physical and financial health of the community.

Governance & Resident Partnership

  • Support community governance, including board-related matters, governing documents, community guidelines, compliance processes, and architectural/design review.
  • Approach compliance and governance through clear communication, education, transparency, and relationship-building rather than simply enforcing rules.
  • Respond thoughtfully and professionally to resident, owner, and stakeholder questions and concerns, taking responsibility for issues through resolution and keeping the right people informed along the way.
  • Maintain accurate association records, documentation, correspondence, and community files.
  • Coordinate design review applications, committee materials, communication with owners and contractors, and follow-up on decisions.

Contracts, Vendors & Landscape Management

  • Build productive relationships with vendors, contractors, and service providers while maintaining clear expectations around quality, performance, scope, and accountability.
  • Manage vendor sourcing, bid processes, selection, contracts, and ongoing service relationships.
  • Provide active oversight of landscaping and other contracted community services, identifying issues early and partnering with vendors to drive solutions.
  • Ensure contracted work is completed to community standards and address performance concerns promptly and professionally.

Financial & Administrative Management

  • Support annual budget preparation and ongoing financial stewardship of community resources.
  • Review community financial information with an understanding of budgets, financial statements, operating expenses, and vendor costs.
  • Balance operational needs with responsible financial decision-making and identify opportunities to improve effectiveness and efficiency.
  • Manage multiple administrative priorities, projects, records, communications, and follow-up with accuracy and strong attention to detail.

Collaboration & Communication

  • Work closely with the Executive Director, community team, residents, board members, vendors, contractors, and Cohere partners to solve problems and move priorities forward.
  • Communicate clearly, responsively, and professionally, particularly when navigating complex or sensitive community matters.
  • Contribute to a team culture centered on accountability, collaboration, shared knowledge, and continuous improvement.
  • Build trust by being visible, dependable, and consistent in both day-to-day interactions and larger community initiatives.

What We’re Looking For

  • At least 5 years of progressively responsible experience in community association management, community operations, or a closely related environment.
  • Bachelor’s degree in a relevant field with transferable skills and knowledge.
  • Strong understanding of large-scale community operations, including landscape management, facilities, budgeting, community financials, and vendor oversight.
  • Experience negotiating contracts and managing vendor and contractor relationships.
  • Working knowledge of community governance, covenants, compliance, and architectural guidelines.
  • Strong financial acumen with the ability to understand budgets, financial statements, expenses, and operational impacts.
  • Excellent organization, prioritization, follow-through, and attention to detail.
  • Sound judgment and the ability to independently identify issues, evaluate options, and drive matters to resolution.
  • Strong written and verbal communication skills and the ability to build productive relationships with a wide variety of stakeholders.
  • Comfort managing multiple priorities while remaining professional and composed in challenging situations.
  • Proficiency with Microsoft Office, including Word, Excel, PowerPoint, and Outlook.
  • CAI professional certification is preferred.

Additional Requirements

  • Ability to work a flexible schedule, including occasional evenings and weekends as community needs require.
  • Valid driver’s license, acceptable driving record, and reliable transportation for off-site responsibilities.
  • Ability to frequently lift and/or move up to 30 pounds and remain on your feet for extended periods.
