Job Description
πΌ Community Manager
π St. Petersburg, FL
π° $50,000β$55,000 / year base + performance bonuses
OVERVIEW
A growing manufactured housing operator just added a two-community portfolio in the St. Petersburg area (260 home sites combined) and is hiring a Community Manager to run it. This is closer to running a small business than managing a property: you'll own occupancy, collections, and the resident experience across both communities β and since this is a selling Community Manager role, you'll personally drive the home sales pipeline too, from first lead to closed deal.
πΌ WHAT YOU'LL DO
- Run your communities like they're your own business β own the numbers, lead and coach your on-site team, and set the tone around collaboration, accountability, and follow-through
- Own the home sales process end to end β prospecting, lead follow-up, showings, qualification, and closing
- Manage your sales pipeline in the CRM (HubSpot), keeping information accurate and current
- Prepare and maintain home listings across the company's listing platforms
- Hit monthly and quarterly targets for net operating income, occupancy, collections, and home sales
- Handle rent billing and collections, including legal notices and payment agreements, in line with state law and Fair Housing
- Facilitate the paperwork whenever a resident-owned home changes hands β applications, lease signing, all of it
- Keep curb appeal where it needs to be β manage grounds vendors and walk the mystery-shop checklist
- Flag capital project needs and property risks to your Regional VP, then coordinate vendor logistics and site access once work's approved
- Build resident relationships that actually stick β respond fast, keep ledgers and billing accurate, and close out work orders within 48 hours
π€© WHY YOU MATTER
This is a newly acquired portfolio, so the early calls you make on sales, service, and team culture set the tone for everything that follows. Residents who feel looked after stick around, and that's what keeps occupancy, NOI, and the whole community healthy.
π― WHAT IT TAKES
- 3+ years of leadership experience β from property management, sales, skilled trades, hospitality, the military, or running your own business. Manufactured housing experience is welcome, but not required
- A track record of real results β you can point to numbers you moved, not just duties you held
- Comfortable owning a P&L: NOI, occupancy, collections, and expense management
- Real sales instincts β you know how to work a pipeline and close a deal, not just generate leads
- A real coach β someone who sets goals, gives regular feedback, and gets a small team rowing in the same direction
- Working knowledge of Fair Housing Standards and state landlord-tenant law, or the ability to get there fast
- Comfortable managing vendors β landscaping, capital projects, maintenance β and holding them to a standard
- Strong organizational skills β ledgers, billing, and work orders don't fall through the cracks on your watch
- A genuine care for the resident experience, not just the numbers behind it
π THE PERKS!
- Base salary of $50,000β$55,000/year, plus performance-based bonus potential
- Medical coverage (Aetna PPO or HDHP, with Garner reimbursement and HSA options)
- Dental and vision through Unum
- Employer-paid $25,000 life and AD&D insurance
- 401(k) with a 6% company match
- Generous PTO and paid holidays
