💼 Community Manager

📍 St. Petersburg, FL

💰 $50,000 – $55,000 / year base + performance-based bonuses

OVERVIEW

This is a hands-on, sales-driven leadership role overseeing a growing manufactured housing portfolio — two neighboring communities, roughly 260 homesites combined, run under one manager. You'll own the home sales experience from first prospect to closed sale, while also running the day-to-day across both properties.

💼 WHAT YOU'LL DO

• Own the home sales experience across both communities — prospecting, lead follow-up, showings, qualifying, and closing
• Build and lead a team grounded in respect, grit, collaboration, stewardship, and boldness
• Coach your team toward shared goals around occupancy, collections, home sales, and NOI across both properties
• Run regular one-on-ones with direct reports, coaching performance and tracking progress
• Manage your sales pipeline in HubSpot and keep every lead current
• Maintain home listings and their quality across listing platforms
• Protect a positive net operating income across both communities, managing vendor and staff spending closely
• Keep rent billed accurately and collected on time, executing legal notices and payment agreements when needed
• Keep curb appeal sharp at both communities — manage grounds vendors and hit mystery shop standards

🎒 WHAT IT TAKES

• 2-4+ years of experience in manufactured housing community management, lot leasing, or home sales
• Experience managing more than one property or a multi-site portfolio is a plus
• A track record of hitting sales and occupancy targets
• Comfortable owning a P&L and reading NOI, collections, and occupancy reports
• Experience leading and coaching an on-site team
• Familiarity with a CRM — HubSpot experience a plus
• Working knowledge of Fair Housing standards and state landlord-tenant law
• Strong follow-through with vendors and contractors
• A knack for keeping a property looking its best
