The Community Director is responsible for the overall performance and operations of the community, including team leadership, financial results, resident satisfaction, and property condition. Reporting to the Regional Director, this role oversees all onsite staff.
The Community Director leads by example, sets clear expectations, fosters a positive and accountable culture, and ensures the community meets occupancy, revenue, and operational goals while upholding Acme Residential’s commitment to exceptional living experiences.
What You’ll Do
Leadership & Team Development
• Hire, train, supervise, and develop onsite team members, fostering a culture of accountability, professionalism, and engagement.
• Set clear expectations, provide regular feedback, and address performance or conduct issues directly and professionally.
• Support onboarding and ongoing training to ensure team members understand company policies, procedures, and job responsibilities.
• Promote collaboration between leasing, maintenance, and administrative functions to ensure smooth daily operations.
Operations & Resident Experience
• Oversee day-to-day property operations, including leasing performance, maintenance coordination, and administrative functions.
• Drive resident obsession through exceptional customer service, empathy, and strong relationship-building.
• Oversee unit turns, curb appeal, inspections, and property standards to ensure timely and high-quality results.
• Review lease files, applications, move-in and move-out documentation, and audits for accuracy and compliance.
• Address resident concerns and operational challenges using sound judgment, problem-solving skills, and de-escalation techniques.
Financial & Performance Management
• Manage community budgets, monitor key performance indicators (KPIs), and review financial reports regularly to ensure performance aligns with company goals and guidelines.
• Monitor rent collection, approve notices as needed, and partner with legal counsel on evictions in compliance with state and local laws.
• Oversee vendor relationships, contracts, purchase orders, and invoices with a focus on cost control and operational efficiency.
• Identify opportunities to improve revenue, reduce expenses, and enhance overall property performance.
Marketing & Community Presence
• Oversee marketing efforts, online presence, and community events to attract and retain residents and support occupancy goals.
• Analyze market conditions and competitor trends to inform pricing, specials, and leasing strategies.
• Build positive relationships within the local market and represent the community professionally.
Compliance & Reporting
• Ensure compliance with Fair Housing laws, company policies, and all applicable local, state, and federal regulations.
• Complete required reports and documentation accurately and on time, demonstrating strong analytical and follow-up skills.
• Leverage technology and available tools to streamline processes and improve efficiency and performance.
Leadership Mindset & Growth
• Lead with integrity, teamwork, and accountability, consistently modeling the Acme Axioms.
• Think strategically and creatively to identify opportunities for improvement and long-term growth.
• Maintain focus on high-impact activities that drive results for residents, the team, and ownership.
What You Bring
• Bachelor’s degree preferred.
• 3+ years of multifamily property management experience.
• Proven leadership experience managing and developing onsite teams.
• Strong organizational, financial, and communication skills, including prioritization, reporting, and analytical ability.
• Proficiency with Microsoft Excel and Outlook.
• Experience with Yardi Voyager and/or Rent Café CRM preferred.
• Working knowledge of Fair Housing laws and state/local regulations.
• Strong decision-making, problem-solving, and conflict-resolution skills.
• Ability to manage vendors, budgets, purchase orders, and invoices with a structured, process-driven approach.
• Adaptability and ability to work under pressure while maintaining professionalism and ethical standards.
• Ownership mindset; treat the community as your own business and work toward continuous improvement.
• Experience with distressed or value-add properties a plus.
• Minimal travel required for onboarding and occasional training at the corporate office or regional training sites.

• Ability to perform ongoing computer-based work, including data entry and electronic communication.
• Ability to communicate clearly and professionally in person, by phone, and in writing.
• Ability to work both in an office setting and throughout the residential community, including entering residential units as needed.
