COMMERCIAL ROOFING ESTIMATOR

Location: Greater Los Angeles Area, CA

Position Type: Full-Time | In-Person / Field-Based

Compensation: $100,000 Base Salary + Benefits

Position Overview

An established and growing commercial roofing and waterproofing contractor is seeking an experienced Commercial Roofing Estimator to join its Southern California team.

This is a hands-on estimating position combining field inspections, takeoffs, blueprint review, scope development, estimating, and proposal preparation for a variety of commercial roofing and waterproofing projects.

The successful candidate will work closely with an experienced Chief Estimator, providing an excellent opportunity to expand technical estimating expertise while developing toward greater responsibility within the organization.

The ideal candidate has practical roofing knowledge, understands commercial roofing systems and construction details, and is comfortable working both in the field and in an office environment.

Key Responsibilities

Estimating & Preconstruction

• Prepare accurate takeoffs, estimates, scopes of work, and proposals for commercial roofing and waterproofing projects.
• Review construction drawings, specifications, blueprints, flashing details, and other project documentation.
• Utilize estimating and takeoff software such as The EDGE, PlanSwift, or comparable platforms.
• Identify labor, material, equipment, access, and logistical requirements associated with each project.
• Assist in developing competitive and accurate project pricing.
• Work closely with the Chief Estimator and other team members to review project scope, specifications, and potential challenges.
• Maintain organized estimating documentation and project records.

Field Inspections & Technical Assessment

• Conduct commercial roof inspections and evaluate existing roof conditions.
• Identify deficiencies, damage, installation issues, and potential areas of concern.
• Assess roofing, waterproofing, drainage, and flashing systems.
• Document field conditions using photographs, measurements, notes, and sketches.
• Recommend appropriate repair, maintenance, restoration, or replacement solutions based on observed conditions.
• Verify field measurements and conditions to support accurate estimating and project planning.

Project & Team Support

• Communicate findings clearly with estimating, operations, and management teams.
• Assist with project handoffs from estimating into production when required.
• Maintain accurate daily field and project documentation.
• Support the installation or placement of permanent roof fixtures when necessary.
• Perform additional estimating, field, or project-related responsibilities as assigned by department management.
• Maintain a professional, punctual, and dependable approach when interacting with clients, coworkers, vendors, and project partners.

Qualifications

Required

• 2+ years of commercial roofing, construction estimating, or closely related industry experience.
• Working knowledge of commercial roofing materials, systems, installation methods, and common roof deficiencies.
• Ability to read and interpret construction drawings, blueprints, specifications, and flashing details.
• Strong field-measurement and documentation skills.
• Ability to translate field conditions and construction documents into accurate scopes of work and estimates.
• Familiarity with applicable California construction and building requirements.
• Strong organizational skills and attention to detail.
• Ability to communicate professionally with customers, contractors, suppliers, and internal team members.
• Valid driver's license with an acceptable driving record.
• Ability to work safely on commercial roofing sites and perform physical or strenuous field activities when required.

Preferred

• Experience with The EDGE, PlanSwift, or similar roofing/construction estimating software.
• Direct experience estimating commercial roofing and waterproofing projects.
• Knowledge of multiple commercial roofing systems, including TPO, PVC, modified bitumen, built-up roofing, coatings, sheet metal, and waterproofing systems.
• Previous experience performing roof inspections and preparing condition reports.
• Experience working directly with project managers, superintendents, manufacturers, suppliers, or commercial property representatives.

Additional Requirements

Employment is subject to the company's standard pre-employment screening process, which may include a background check and drug screening.

Candidates must be able to reliably commute throughout the Greater Los Angeles / Southern California market as required for project inspections, estimating, and field activities.
