Job Description

We are seeking an experienced Commercial Property Solicitor to join our established team. This role offers the opportunity to advise a varied client base on a broad range of commercial property transactions, working closely with clients, colleagues and third parties to deliver practical, commercially focused legal advice and a high standard of client service.

Salary up to £75,000

Key responsibilities:

• Manage a varied caseload of commercial property matters, including acquisitions and disposals, freehold and leasehold transactions, investment sales and purchases, development work, secured lending, refinancing and portfolio management.
• Advise clients on the legal, commercial and practical aspects of commercial property transactions, identifying risks and proposing clear, effective solutions in line with their objectives.
• Draft, review and negotiate contracts, leases, agreements for lease, licences, transfers, development documentation, overage agreements, deeds of variation and other related property documents.
• Review and report on title, leases, searches, replies to enquiries, planning documentation, occupational arrangements and other due diligence materials; identify title, development, environmental, planning and leasehold issues and recommend appropriate action.
• Handle landlord and tenant matters including new lettings, renewals, assignments, underlettings, rent reviews, licences to alter, licences to assign and lease restructures.
• Support property development and investment transactions, including site acquisitions, disposals, development agreements, conditional contracts, promotion agreements, overage arrangements and infrastructure or estate management documentation.
• Manage transactions from initial instruction through exchange, completion and post-completion, ensuring key dates are monitored, documents are executed correctly and registration and other post-completion requirements are completed promptly.
• Maintain regular and effective communication with clients, lenders, agents, surveyors, planning consultants, managing agents, other solicitors and relevant authorities to progress matters efficiently.

Key skills and experience:

• Qualified solicitor or Legal Executive with relevant experience in commercial property; applications from candidates with strong private practice or in-house commercial property experience will be considered.
• Demonstrable experience managing commercial property transactions, including acquisitions, disposals, landlord and tenant matters, development work, investment property and property finance.
• Strong technical knowledge of commercial property law, including freehold and leasehold transactions, commercial leases, title review, property finance, planning and development documentation.
• Excellent drafting, negotiation and analytical skills with the ability to provide clear, commercially focused advice and identify practical solutions to complex issues.
• Strong organisational and file management skills with the ability to manage competing priorities, meet deadlines and progress transactions proactively.
