Commercial Property Manager

Spire Recruitment is working with a highly regarded commercial property group as they continue to build their Melbourne team.

This is an exciting opportunity for an experienced Commercial Property Manager who enjoys working in a growing, high-performing environment and wants to be part of a business at an important stage of expansion.

You will initially manage a portfolio of approximately 120 commercial properties, supported by a close-knit team of eight and experienced industry leaders. The wider portfolio currently sits at approximately 350 properties and continues to grow, creating genuine long-term career opportunity for the right person.

The office is centrally located, offering a modern and professional environment, strong systems and a collaborative team culture.

The Role:

As Commercial Property Manager, you will take responsibility for the day-to-day management of a diverse commercial portfolio.

Your responsibilities will include:

• Managing a portfolio of approximately 120 commercial properties
• Building and maintaining strong relationships with landlords, tenants, contractors and key stakeholders
• Managing lease documentation, renewals, rent reviews and arrears
• Coordinating maintenance, repairs, compliance requirements and contractor works
• Preparing and managing property budgets, outgoings and reconciliations
• Conducting regular property inspections and reporting back to clients
• Working closely with directors and the broader property management team
• Using Cirrus8 for portfolio, lease and property management administration
• Providing a professional, responsive and commercially minded service to clients

To be successful, you will bring proven commercial property management experience and the confidence to manage your own portfolio from day one.

You will ideally have:

• Previous experience as a Commercial Property Manager, Commercial Assistant Property Manager or similar
• A current Agent’s Representative Certificate or Certificate IV in Real Estate Practice
• Strong knowledge of commercial leases, rent reviews, outgoings and compliance
• Experience using Cirrus8, or the ability to learn new systems quickly
• Excellent written and verbal communication skills
• Strong organisation, follow-up and time-management abilities
• A proactive approach and the ability to work well in a growing business
• A client-focused mindset and genuine pride in delivering high-quality service
• The ability to work independently while contributing positively to a close-knit team

What’s On Offer:

• Salary of $110,000–$130,000 + Super, depending on experience
