We are currently recruiting for Two Regional Commercial Managers to join our team.

The Commercial Manager is responsible for managing the commercial and financial performance of social housing contracts, ensuring projects are delivered profitably while maintaining compliance with contractual obligations, quality standards, and client expectations. The role supports procurement, cost control, contract administration, risk management, and commercial strategy across planned maintenance, responsive repairs, refurbishment, retrofit, or new build housing projects.

Responsibilities:

  • Manage the commercial performance of multiple social housing contracts.
  • Ensure projects are delivered within agreed budgets while maximising profitability.
  • Prepare, monitor, and report on project budgets, forecasts, and cash flow.
  • Identify commercial risks and implement mitigation strategies.
  • Support the preparation of monthly cost value reconciliations (CVRs).
  • Monitor project financial performance against KPIs.
  • Administer contracts in accordance with relevant forms (e.g., JCT, NEC, Framework Agreements).
  • Interpret contract terms and provide commercial advice to operational teams.
  • Manage contractual correspondence, notices, and change control processes.
  • Resolve commercial disputes where appropriate.
  • Develop procurement strategies for subcontractors and suppliers.
  • Negotiate subcontract agreements and pricing.
  • Monitor subcontractor performance and commercial compliance.
  • Build strong relationships with key supply chain partners.
  • Review and approve valuations, applications for payment, and final accounts.
  • Monitor project expenditure and identify opportunities for cost savings.
  • Ensure accurate valuation of variations and compensation events.
  • Manage recovery of additional costs where contractually entitled.
  • Develop and maintain strong relationships with housing associations, local authorities, and other clients.
  • Attend client meetings and provide commercial updates.
  • Support contract negotiations and framework opportunities.
  • Ensure high levels of client satisfaction.
  • Produce accurate monthly commercial reports.
  • Assist with annual budgets and financial planning.
  • Provide forecasts of revenue, margin, and cash flow.
  • Ensure timely invoicing and debt management.

You Will Need:

  • Significant commercial management experience within the social housing sector.
  • Experience managing planned maintenance, responsive repairs, refurbishment, retrofit, or new build housing projects.
  • Strong knowledge of JCT and NEC contracts.
  • Experience working with housing associations and local authorities.
  • Proven experience managing subcontractors and supply chains.
  • Experience producing CVRs, forecasts, and financial reports.

Qualifications:

  • Degree in Quantity Surveying, Commercial Management, Construction Management, or similar.
  • Membership of RICS, CIOB, or working towards professional accreditation (desirable).
