We are currently supporting our client in the search for an experienced and commercially driven Commercial Lead to join their team.


Roles and Responsibilities

The Commercial Lead is responsible for driving the commercial performance of THE COMPANY's real estate portfolio through revenue optimization, leasing strategy implementation, tenant mix enhancement, and commercial analysis. The role oversees commercial leasing performance across residential, retail, and strategic tenant segments while ensuring alignment with occupancy, profitability, and long-term asset value objectives. This position plays a key role in identifying revenue opportunities, managing commercial negotiations, supporting pricing strategies, and enhancing overall portfolio performance.

Detailed Roles &Responsibilities:

Commercial Strategy & Revenue Optimization:

  • Support implementation of commercial leasing strategies aligned with THE COMPANY business objectives.
  • Identify opportunities to improve revenue performance across residential, retail, and commercial assets.
  • Monitor occupancy trends, leasing performance, and revenue generation across the portfolio.
  • Evaluate underperforming assets and recommend corrective commercial actions.
  • Support optimization of tenant mix to enhance long-term asset value and community positioning.

Commercial Leasing & Negotiation Management:

  • Lead commercial negotiations for strategic, corporate, and high-value leasing opportunities.
  • Support structuring of leasing terms in alignment with approved commercial and financial objectives.
  • Review and assess commercial proposals, leasing incentives, and pricing recommendations.
  • Coordinate with the Contract & Leasing Lead to ensure alignment between commercial terms and lease documentation.
  • Support management of strategic tenant relationships and commercial partnerships.

Market Analysis & Commercial Insights:

  • Monitor market trends, competitor activity, rental benchmarks, and tenant demand.
  • Conduct commercial analysis to support pricing strategies and leasing decisions.
  • Identify emerging opportunities and market risks impacting portfolio performance.
  • Provide commercial insights and recommendations to support management decision-making.
  • Support feasibility reviews related to asset utilization and revenue enhancement initiatives.

Performance Monitoring & Reporting:

  • Monitor leasing performance against approved occupancy and revenue targets.
  • Track commercial KPIs including occupancy, rental growth, leasing conversion, and revenue variance.
  • Prepare commercial performance reports, forecasts, and portfolio analysis for management review.
  • Support budgeting and revenue forecasting exercises related to leasing operations.
  • Highlight operational or commercial risks impacting financial performance.

Cross-Functional Coordination & Operational Alignment:

  • Coordinate with Leasing, Property Supervisors, Finance, Marketing, and FM teams to support commercial objectives.
  • Ensure alignment between leasing campaigns, pricing strategies, and operational readiness.
  • Support onboarding and retention strategies for key tenants and commercial accounts.
  • Participate in discussions related to tenant escalations, commercial disputes, or strategic lease matters.
  • Support implementation of initiatives aimed at improving tenant experience and commercial performance.

Governance, Compliance & Commercial Control:

  • Ensure commercial activities comply with approved policies, procedures, and authority matrix requirements.
  • Support review of leasing exceptions, commercial risks, and non-standard agreements.
  • Maintain proper documentation and records related to commercial approvals and negotiations.
  • Coordinate with Legal and Contract teams on commercial matters requiring review or escalation.
  • Support audit and reporting requirements related to leasing and commercial performance.

  • PMS, ERP, and Microsoft Office proficiency.

Education & Professional Certificates

Education:

  • Bachelor's degree in law, Business Administration, Real Estate Management, Finance, or equivalent.

Certificates:

Preferred Certifications:

  • Real estate or property management certification
  • Contract management certification
  • Legal or compliance-related training

Computer Literacy:

  • Computer literate.
  • Proficiency in MS Office and property management systems (PMS).

Languages:

English fluent.

Arabic is preferred.

Experience

  • Minimum 8-10 years of experience in real estate, commercial leasing, or property management.
  • Experience in revenue optimization, leasing operations, and commercial negotiations.
  • Experience in mixed-use, residential, or commercial real estate portfolios is preferred.
