Job Description

The Area Operations Supervisor leads janitorial and day porter teams across multiple locations to ensure facilities are clean, safe, and well-presented. This role oversees daily operations, quality standards, employee performance, and client satisfaction in both union and non-union environments. Reporting to the Operations Manager, the supervisor works independently while ensuring compliance with company policies, safety standards, and labor agreements.

Key responsibilities

Team Leadership & Supervision

  • Supervise, train, coach, and support cleaners and day porters across assigned sites.
  • Assign and prioritize daily tasks, special projects, and touch-up work.
  • Lead team meetings and communicate policies, procedures, and client expectations.
  • Monitor performance, provide feedback, and manage corrective action when needed.
  • Ensure compliance with collective bargaining agreements where applicable.

Operations & Facility Oversight

  • Inspect interior and exterior areas (offices, restrooms, lobbies, elevators, hallways, sidewalks, and plazas) for cleanliness and safety.
  • Oversee trash removal, recycling, restroom supplies, and equipment use and storage.
  • Identify and report maintenance needs, safety hazards, and incidents.
  • Enforce environmental, hygiene, and workplace safety standards.

Quality Control & Reporting

  • Perform routine inspections and service audits.
  • Maintain accurate records of schedules, training, completed work, and compliance.
  • Track inventory and request supplies as needed.
  • Report operational issues to management promptly.

Client, Company, & Union Relations

  • Represent the company professionally on all client sites.
  • Respond to client concerns and escalate when required.
  • Serve as point of contact for union employees regarding questions or grievances.
  • Maintain documentation and enforce company policies fairly and consistently.

Key qualifications

Education

  • High school diploma or equivalent (required)
  • Valid driver’s license and clean driving record

Experience

  • 2–3 years in janitorial, custodial, or facilities operations
  • 1–2 years in a supervisory or lead role (preferred)
  • Cleaning methods, chemical safety, and equipment operation
  • Experience with union environments a plus

Skills & Knowledge

  • Team supervision, coaching, conflict resolution
  • Ability to submit work orders and utilize computer sistems
  • Ability to operate the janitorial tracking tools (Swept, CleanTelligent or similar)
  • Clear written and verbal communication
  • Knowledge of inventory and supply management
  • High quality control standards
  • Time management and task prioritization
  • Professional, client-focused approach

Travel

Regular travel is required within the assigned service area. Daily driving between sites should be expected.

Work Environment

This position operates in a combination of environments, including:

  • Commercial buildings and facilities
  • High‑traffic public areas
  • Outdoor spaces such as sidewalks, plazas, and parking areas
  • Office settings for administrative tasks

The role routinely uses standard office equipment such as computers, phones, printers, and filing systems, as well as janitorial tools and equipment. Employees may be exposed to cleaning chemicals, dust, noise, varying temperatures, and weather conditions when working outdoors.
