COMMERCIAL ACCOUNT EXECUTIVE

Commercial Business Development | ServiceMaster by Neverman

About the Role

The Commercial Account Executive is responsible for developing new commercial business, strengthening strategic referral relationships, and driving profitable revenue growth for ServiceMaster by Neverman. This relationship-driven outside sales role focuses on building a consistent pipeline of commercial opportunities before a loss occurs and positioning ServiceMaster by Neverman as a trusted restoration and recovery partner.

The primary emphasis is on high-value commercial verticals, especially condominium and HOA communities and senior living.

What You’ll Do

· Build a qualified pipeline of new commercial accounts and referral relationships.

· Establish ServiceMaster by Neverman as a preferred restoration partner within targeted commercial verticals.

· Develop deep relationships with property managers, community association leaders, facility teams, owners, senior living operators, and other decision-makers.

· Create pre-loss relationships and emergency response opportunities that convert into profitable restoration revenue.

· Maintain consistent field activity, prospecting, networking, and account follow-up.

· Use CRM data and measurable sales activity to manage the pipeline and improve conversion.

· Represent the company professionally at association events, trade shows, educational programs, and community functions.

Commercial Prospecting & Pipeline Development

· Develop a consistent pipeline of new commercial business through targeted prospecting, field activity, referrals, networking, and strategic outreach.

· Research the marketplace, ServiceMaster capabilities, target accounts, competitors, and relevant industry trends.

· Identify and prioritize high-potential accounts, decision-makers, and referral partners within assigned verticals and territories.

· Build account plans and execute disciplined follow-up to move prospects from introduction to relationship to opportunity.

Vertical Focus: Condo / HOA & Senior Living

· Build relationships with condominium and HOA property managers, community association managers, board members, management companies, maintenance teams, and related industry partners.

· Develop relationships with senior living owners, operators, executive directors, facility managers, maintenance leaders, and regional decision-makers across independent living, assisted living, memory care, and skilled nursing environments.

· Understand operational risks and service expectations, including rapid response, communication, resident sensitivity, and business continuity.

· Create account-specific pre-loss plans, site relationships, educational touchpoints, and emergency response readiness opportunities.

Relationship Development & Pre-Loss Sales

· Develop and maintain key relationships with property and facility managers, business owners, healthcare and hospitality leaders, agents, brokers, adjusters, maintenance teams, and other commercial decision-makers.

· Conduct site visits, discovery meetings, account reviews, Lunch & Learns, continuing education programs, and co-marketing events that create value and uncover opportunities.

· Understand facilities, priorities, vendor requirements, emergency procedures, and restoration needs before a loss occurs.

· Coordinate internally to ensure promising accounts receive responsive follow-up, accurate capabilities information, and a consistent client experience.

Field Sales & Account Activity

· Maintain a strong in-market presence through scheduled meetings, route stops, site visits, networking events, phone outreach, email, and social selling.

· Target approximately 50 meaningful client and prospect connections per week across face-to-face, phone, digital, and networking channels.

· Schedule at least 3 qualified discovery/probe meetings per week and maintain a goal of 25 face-to-face interactions per week.

· Document sales activity, account notes, opportunities, and follow-up actions in the company CRM on a timely basis.

Industry Associations & Networking

· Actively participate in associations and organizations that create access to target commercial decision-makers, particularly in property management, community associations, facilities, senior living, and hospitality.

· Attend industry and networking events regularly, including approximately 2–4 evening functions per month as business needs require.

· Represent ServiceMaster by Neverman at trade shows, golf outings, sponsorships, educational events, and other relationship-building opportunities.

Sales Strategy, Revenue Growth & CRM

· Execute sales tactics aligned with company growth goals and targeted commercial vertical strategies.

· Partner with sales leadership, marketing, operations, and production teams to convert relationships into profitable revenue.

· Identify cross-division opportunities and connect clients with the appropriate ServiceMaster by Neverman capabilities.

· Maintain ownership of the sales process from prospect identification through relationship development, opportunity creation, handoff, and ongoing account stewardship.

· Use the company CRM to manage prospects, accounts, contacts, activities, opportunities, and next steps.

· Review pipeline, activity levels, opportunities, and results with sales leadership regularly.

· Participate in sales coaching, training, and continuous learning.

What We’re Looking For

· 3+ years of outside sales, business development, account management, or relationship-based selling experience required.

· Commercial property, restoration, facilities, senior living, insurance, construction, or related B2B experience preferred, but not required.

· Demonstrated ability to prospect, develop relationships, manage a sales pipeline, and generate new business.

· Experience using a CRM to document activity and manage sales opportunities preferred.

· Personable, professional, polished, and positive with strong verbal and written communication skills.

· Results-driven, self-motivated, organized, and comfortable working independently in the field while collaborating with a team.

· Strategic approach to territory planning, account prioritization, and relationship development.

· Comfortable networking, presenting, facilitating educational sessions, and building relationships with senior-level decision-makers.

· Proficiency with Microsoft Word, Excel, PowerPoint, email, and common business technology.

· Valid driver’s license and ability to travel throughout the assigned market.

· Ability to attend occasional evening events, trade shows, golf outings, and community functions.

Work Environment

This is a field-based / hybrid role with significant time spent in the Central Ohio market developing accounts and relationships. Regular travel throughout the assigned territory is required for prospecting, site visits, client meetings, networking events, and business development functions. Occasional evening or weekend participation is required for industry events and community activities.

Success in This Role

Success will be measured by disciplined sales activity, growth of qualified commercial relationships, pipeline development, new account penetration, revenue contribution, CRM execution, and the ability to become a trusted resource within priority commercial verticals. The strongest candidate will combine consistent prospecting with long-term relationship building and be comfortable creating opportunities well before an emergency occurs.
