Job Description

Purpose

Leads asset maintenance and hard services strategy for CRE China to maximize asset availability, reliability, compliance, and business continuity. Owns the governance and performance management of the IFM supplier’s hard services delivery. Acts as the regional subject matter expert, translating business needs into maintenance policies, plans, standards, and performance requirements.

Key Responsibilities

  • Together with the Center of Excellence and the Global Regions Central Team, develop and maintain the regional asset maintenance strategy (risk based and/or predictive), including asset lifecycle management, sustainability, and business continuity.
  • Define and maintain business continuity, escalation, deviation, recovery, and crisis response processes for maintenance operations; coordinate response to continuity risks/failures.
  • Manage the IFM supplier’s hard services performance through governance, KPI/SLA steering, performance reviews, and corrective actions.
  • Act as SME counterpart to the IFM supplier: review and challenge technical proposals for maintenance, repairs, engineering, and asset replacement; ensure robust execution plans and supplier accountability.
  • Own the governance framework for maintenance management and documentation, including reporting standards, asset information, and process management; oversee and review IFM-delivered maintenance plans and documentation (e.g., LTAMP, annual maintenance plans, risk/reliability analyses, spare parts strategy).
  • Translate global IFM contract standards into effective regional execution and governance in China; ensure supplier compliance with defined scope, service levels, and performance criteria, and drive improvements where gaps are identified.
  • Oversee maintenance performance, risk, and OPEX budget management, including reporting, performance reviews, scope changes, and budget advice/(co-)approval from a hard services perspective.
  • Translate business needs into maintenance plans and hard services requirements; drive continuous improvement and innovation with IFM supplier and CRE SMEs.
  • Work closely with the CRE Center of Excellence and Global Regions Central Team on program deployment planning, localization, implementation, and adoption across China sites.
  • Support rollout of the CHAMP program and ensure alignment with global/regional engineering and asset management standards (e.g., ISO 55001, where applicable).
  • Project experience to support operation is preference.

Knowledge, Skills & Expertise

  • Bachelor’s or Master’s degree in Engineering (e.g., mechanical, electrical, industrial, civil/architectural, building services engineering, or similar).
  • 7+ years of relevant experience in asset management / hard services / maintenance management, preferably in a complex industrial or high-tech environment.
  • Strong experience managing outsourced service contracts (e.g., IFM) and driving performance through governance, KPIs, SLAs, and contracts.
  • Proven experience in maintenance strategy development, business continuity, and risk-based asset management.
  • Experience with asset lifecycle management, maintenance planning and reliability concepts (including LTAMP, FMECA/FMEA, spare parts strategy), and OPEX budget management.
  • Ability to review, challenge, and support supplier-developed maintenance plans, reliability analyses, and spare parts strategies from a technical and risk-based perspective.
  • Familiarity with relevant standards and frameworks (e.g., ISO 55001, BREEAM, WELL, engineering standards).
  • Strong stakeholder management skills with the ability to operate across local, regional, and global teams.
