Job Description

1. Operations Centre of Excellence (COE) Leadership

  • Design and deploy standardized execution frameworks covering the full project lifecycle—from feasibility and design to construction, handover, and stabilization.
  • Establish enterprise-wide operating standards, SOPs, stage-gate reviews, decision rights, governance cadence, and escalation mechanisms
  • Act as the custodian of execution discipline across all asset classes and geographies.

2. Portfolio Governance & Performance Assurance

  • Set up and govern a Portfolio PMO / Enterprise Control Tower
  • Drive portfolio visibility through dashboards, MIS, early-warning systems, and risk heatmaps
  • Chair periodic portfolio performance reviews with Business Heads and Project Leaders.
  • Lead intervention, recovery, and turnaround frameworks for delayed or at-risk projects.

3. Alliance & Partnership Management (COE)

  • Develop and institutionalize alliance frameworks for:
    • Joint Ventures and landowner partnerships
    • Developers, EPC and PMC partners
    • Strategic consultants and ecosystem partners
  • Standardize partner onboarding, governance structures, SLAs, KPIs, and review cadence
  • Own partner performance management, escalation, dispute resolution, realignment, and exit strategies.
  • Build a scalable, high-performing partner ecosystem aligned with long-term growth ambitions.

4. Commercial, Contracting & Risk Governance

  • Define enterprise standards for contracting philosophy, scope clarity, risk allocation, and claims management
  • Review and guide non-standard, complex, or high-risk commercial and alliance structures
  • Partner with Legal, Contracts, and Finance teams to strengthen commercial governance and risk mitigation
  • Drive cost optimization, value engineering, productivity improvement, and margin protection initiatives

5. Operational Excellence & Digital Enablement

  • Institutionalize best practices in:
    • Planning & scheduling
    • Cost and cashflow control
    • Quality assurance / quality control (QA/QC)
    • Health, Safety & Environment (HSE)
  • Lead deployment of digital platforms for project controls, analytics, reporting, and ERP integration
  • Promote a continuous improvement culture, including Lean principles and standardization.

6. Capability Building & Leadership Development

  • Define competency frameworks for operations and alliance leadership roles.
  • Build structured learning, certification, and leadership development pathways
  • Mentor senior leaders and build strong succession pipelines for critical operations roles.

7. Strategic Advisory to Leadership

  • Act as a trusted advisor to the CEO and Board on execution risks, alliance strategy, and scale readiness.
  • Support evaluation of new business models, redevelopment opportunities, and JV proposals from an execution and governance standpoint.
  • Total Experience: 20+ years
  • Relevant Experience: 18–25+ years in Real Estate / Construction / Infrastructure
  • Proven exposure to multi-project portfolios and enterprise governance models
  • Experience across residential and commercial developments
  • Exposure to large Indian groups, MNCs, conglomerates, or leading design/consulting organizations
  • International project exposure desirable
