Job Purpose or Objective(s): The physical plant operator will monitor and operate heating, ventilating and air conditioning equipment, perform preventative maintenance and non-scheduled maintenance, and maintain safety standards. You will report to the Physical Plant Manager.
Primary Tasks:
1You will check for proper functioning of boiler operations.
2. Inspect air conditioning and blower systems.
3. Maintain record of inspection, inventory and maintenance of equipment.
4. Monitor unscheduled maintenance of boilers, fan room equipment, cooling tower and other engine room equipment and systems.
5. You will make emergency repairs and adjustments to building system components.
6. Program and monitor equipment.
7. Monitor and troubleshoot all chillers, cooling towers, pressure vessels, boiler permits and boiler controls.
8. Perform all plumbing, electrical or HVAC requirements of the buildings.
9. Comply with all applicable codes, regulations and governmental agency directives.
10. Perform other tasks as may be assigned.
Requirements:
· Knowledge and ability to understand, work with, make minor repairs to and troubleshoot all systems within a complex facility.
· General understanding of all major building systems.
· Knowledge of electrical, plumbing, heat and cooling equipment.
· Critical thinking and problem-solving skills.
· Knowledge of testing equipment and ability to diagnose operational malfunctions.
· One (1) year of work experience. Technical training in a mechanical electrical field may be substituted for one (1) year of experience.
