Business Development Manager, Commercial & Industrial

This position is based out of our Charlotte, NC regional office.

Samet Corporation is a commercial general contractor building complex, high-value commercial and industrial projects across the Carolinas and Georgia. As Business Development Manager, you'll own the Charlotte market, hunting the right opportunities with the right clients, not chasing volume.

You'll build owner relationships from scratch, spot projects years before they break ground, and move them into Samet's pipeline. This is an independent, high-accountability role for someone who produces without being managed.

What You'll Do

  • Build and maintain a qualified pipeline of commercial and industrial owners, developers, and end-users in Charlotte.
  • Initiate relationships that don't already exist and develop them into trust-based partnerships over time.
  • Identify project opportunities early, often before they're public, through relationships, market intelligence, and persistence, with a focus on industrial/manufacturing users and commercial developers.
  • Represent Samet at industry events, on committee and organizational boards, and in community settings across Charlotte with credibility and authenticity.
  • Collaborate with operations and preconstruction to position Samet competitively on target pursuits.
  • Lead or support interview presentations, client entertainment, and pursuit strategy.
  • Communicate pipeline status, relationship depth, and pursuit risk clearly and honestly to leadership.
  • Know when to pull in senior leadership, and do it proactively, not after the fact.

What You Bring

  • A track record of building relationships that convert to revenue in commercial or industrial construction — results, not just activity.
  • The ability to hear no and come back with a different angle.
  • Genuine curiosity about clients' businesses, problems, and goals; you ask more than you tell.
  • Strong written and verbal communication; you can hold a room and write a sentence.
  • Self-awareness; you know your strengths, and you know when to listen.
  • An authentic presence that builds trust with clients from the first conversation.
  • Comfort with ambiguity and a long sales cycle; you play the long game without losing urgency.
  • Integrity with your time, your pipeline data, and your commitments, both internally and externally.
  • Commercial and industrial construction knowledge, ideally with existing relationships in the Charlotte market, or the hunger to build them fast.
  • Familiarity with the design-build model and its value to clients and customers.
  • 3+ years in a business development, sales, or pursuit-generation role with direct accountability for pipeline growth or revenue attribution.

What We're Not Looking For

  • Someone who needs daily direction or external motivation to stay active.
  • A relationship maintainer who can't initiate or won't cold call.
  • Someone who treats a slow week as someone else's problem.
  • Someone who mistakes visibility (events, boards, golf) for pipeline.
