Position Purpose:
Operation and maintenance of building equipment components, sub-systems, and complete systems (Pneumatic and Electric) for Heating Ventilating and Air conditioning (HVAC).


Responsibility #1:

This position is responsible for operation, maintenance and preventive maintenance of HVAC systems.

  • To determine work methods and procedures.
  • Perform necessary maintenance of equipment.
  • Report any equipment problems that require further maintenance action.
  • Maintain necessary records.
  • Respond to customer service calls for space temperature and other system abnormalities. Troubleshoot control system, and make corrections that will bring abnormalities back within established operating parameters.
  • Maintain campus equipment rooms in a neat, orderly manner.
  • Perform routine maintenance to ensure good operating condition of campus equipment.HVAC systems are maintained in a good working condition to ensure a clean and healthy HVAC environment.All building HVAC equipment is satisfactorily maintained in a safe operating and current code compliant manner.

Responsibility #2:

Operate Building Automation System

  • Operate direct digital controls of energy management control system to interface with existing HVAC pneumatic control systems.
  • Install, calibrate, repair and test existing and new building HVAC systems.
  • Analyze and control energy management computer systems, “graphic central" interface and associated modules to optimize efficient operation of HVAC building systems.
  • HVAC control systems are operated in a manner such that environmental control is maintained in all building enclosures. All HVAC system controls and equipment are operated, calibrated, and serviced to maintain proper working order. Energy management control system will be operated as efficiently as possible.
  • Maintain chillers and auxiliary equipment. I.E. cooling towers, micro-computers and water chemistry.


Responsibility #3:

Perform other duties as assigned including, but not limited to:

  • Assist other trades as needed.
  • Make sketches, write specifications, estimate material and labor cost.
  • Keep records of materials used and time spent on the job.
  • Check and maintain operating and maintenance records of HVAC and other equipment.
  • Assist in snow removal as needed.

The above guidelines will be performed within the guidelines and time frames established.

Responsibility #4:

Use time wisely and to the benefit of the institution so that an efficient, effective and secure operation is maintained.

  • Identify weaknesses or shortcomings in written procedures and bring to supervisor's attention.
  • Seek ways to improve or streamline operating methods.
  • Utilize automated technology sufficient to fulfill assigned tasks so that the use of computerized equipment that is provided can be maximized and job assignments can be completed efficiently.


Be sensitive in dealings with other personnel, visitors, and students so that all are treated in a respectful, professional and humane manner.

  • Maintain professional level of conduct in interaction with other staff so that staff dissension is minimized.
  • Maintain control and composure during difficult and stressful situations to instill a calming effect on others.
  • Maintain a professional distance in relationships with students and their families.

Act in a professional manner and set a good example both on and off the job so as to reflect positively on the institution as a whole.

  • Present a professional image in the conduct of duties.
  • Participate actively in training assignments to fulfill the standards required by the institution.
  • Be current on philosophies, objectives and policies of the institution.
  • Handle all information regarding students and staff in compliance with the Minnesota statutes regarding the Code of Ethics, MSU Moorhead policies, and Data Privacy type regulations to insure that confidential, private and public data is handled appropriately.

Minimum Qualifications:

  • A valid driver’s license.
  • Knowledge and skills in the methods, materials, tools and equipment used in trades work sufficient to assist skilled trades staff in the completion of assigned projects.
  • Ability to perform semi-skilled trades work sufficient to complete minor trades plumbing, electrical, HVAC, and/or electrical systems and equipment.
  • Ability to perform minor repairs and adjustments to machinery and equipment including the general maintenance and minor repairs of buildings.
  • Ability to understand and follow verbal and written instructions sufficient to interpret and carry out assignments in a safe and efficient manner.
  • Skills in using hand and power tools and other trades equipment.
  • Knowledge of occupational hazards and safety measures related to trades work sufficient to safely and efficiently perform the job duties.


Preferred Qualifications:

  • Class B with air brake endorsement within 6 months.
  • Ability to work independently with minimal supervision
  • Skill in locating and adjusting/repairing defects in pneumatic and electric systems and equipment.
  • Ability to read and interpret sketches, diagrams and blueprints.
  • Knowledge of the principles of state heating and ventilating codes, state steam-fitting code, OSHA and computerized HVAC control systems. (Should have had training and certificate for pneumatic control, electronic controls, and hydronic systems maintenance.)
  • Working knowledge of refrigeration and air conditioning mechanics and electrical systems.
  • Basic understanding of E-mail, scheduling and computer monitoring equipment.
  • Special engineer’s license

Knowledge, Skills and Abilities:

  • Ability to accomplish the physical requirements which includes walking, standing, stooping, lifting (up to 75 lbs unassisted), reaching, bending, pushing or pulling, carrying climbing/balancing.
  • Turn valves with 80-foot-pounds of pressure.
  • Working conditions and physical surroundings which include working inside, outside or both; areas which have noise/vibrations; in areas which are dusty/poorly ventilated, work from ladders, platforms or bucket trucks.
  • Normal color perception
