Under general supervision, to operate a computer terminal, receive service calls, identify issues, create work orders, transmit messages, and provide continuous, uninterrupted monitoring of the status of building operating systems in the County's Monitoring Automation Center (MAC Room) for mechanical and emergency systems in select County buildings.

This position may work irregular hours, including some evenings and nights on an as needed basis.

Examples of duties

The following are the duties performed by employees in this classification. However, employees may perform other related duties at an equivalent level. Each individual in the classification does not necessarily perform all duties listed.

Operates multiple specialized computer applications to monitor building operating systems, including data on air compressors, boilers, chillers, electrical equipment, elevators, fans, pumps, storage tanks, fire and smoke alarms, lighting, and security systems;

Utilizes computer information to analyze the source and urgency of the building operating system problems;

Monitors and may set variance alarm limits for temperatures, humidity, RPMs, degrees, amps, volts, or pressures, as needed;

Ensures timely response to emergency equipment failures, building alarms, or emergency alarms, per protocol;

Restarts computers and applications after power failure or server disruption in the MAC Room;

Receives, initiates, codes, prioritizes, and generates work orders in a timely manner;

Receives work requests, logs and prepares reports on service calls, and contacts appropriate shop for work to be done;

Contacts craft supervisors, on-call personnel, or other necessary staff, using all available contact information, to ensure work orders are acted upon based on established protocols;

Transmits messages from field staff to managers, as necessary;

Answers basic procedural and technical questions and provides general information;

Checks power for Data Gathering Panels in MAC Room;

Supports all stages of the maintenance work order process;

Updates and logs event set-up and equipment into master database;

Distributes keys as directed and maintains key log, status, and follow-up;

May be assigned as Disaster Service Worker, as required*;

Performs other related duties, as required.

Qualifications

Sufficient education, training, and experience to demonstrate the ability to perform the above tasks, plus the possession and direct application of the following knowledge and abilities:

Training and Experience Note: The knowledge and abilities required to perform this function are attained through possession of a high school diploma or equivalent,

and

Two (2) years of work experience performing minor maintenance and repair work of building operating systems.

Special Requirements

Ability to travel to alternate locations in the course of work. If driving, possession of a valid California driver’s license prior to appointment and the ability to qualify for and maintain a County driver authorization.

Incumbent must be able to obtain and maintain Department of Correction Security Clearance.

*As a condition of employment, pursuant to California Government Code Sections 3100-3109 and Local Ordinance, all County of Santa Clara employees are designated Disaster Service Workers (DSWs), including extra help. A DSW is required to complete all assigned DSW-related training, and in the event of an emergency, return to work as ordered.

Operation and mechanics of building controls, including thermostats, air compressors, pumps, heating and ventilating devices, cooling devices, electrical circuits, electrical distribution, and pneumatic controls;

Emergency systems;

Minor maintenance and repair work of buildings;

Common computer systems and applications;

Record keeping practices;

Occupational hazards and safety precautions.
