Job Description
As a Building Service Technician at LV Collective, you're the reason residents don't have to think about their apartment. You handle the work orders, the make-readies, the PM schedules, and the 'hey, something's off' moments before they become bigger problems. You're not just maintaining a property — you're protecting the experience we promise.
You might be our person if…
- You treat every work order like it matters — because to the person waiting on it, it does.
- You don't need to be supervised to stay busy. You notice things.
- You take ownership of the building you're in. If something isn't right, you fix it or you escalate it — you don't walk past it.
- You can juggle multiple open tickets without losing track of what's urgent.
- You're the kind of teammate who picks up the slack during turns without being asked.
Responsibilities
- Complete assigned work orders efficiently and accurately — plumbing, electrical, HVAC, appliances, drywall, paint, and carpentry
- Perform preventative maintenance on building systems and equipment on a scheduled cadence
- Support the make-ready process for vacant units — inspect, punch list, prep, and turn
- Respond to after-hours on-call requests as part of a rotating schedule
- Maintain the physical appearance and cleanliness of mechanical rooms, storage areas, and common spaces
- Coordinate with vendors and contractors as directed; be present and accountable for their work quality
- Maintain accurate records of completed work in the property management system
- Follow all OSHA standards, safety protocols, and fair housing guidelines
Requirements
- 1–3 years of hands-on maintenance experience in multifamily, student housing, or a related facilities environment
- Working knowledge across multiple trades — HVAC, plumbing, electrical, and general carpentry
- EPA 608 certification (or willingness to obtain within 90 days of hire)
- Ability to lift up to 50 lbs, work on ladders, and be on your feet throughout your shift
- Comfortable working in occupied communities — professional, respectful, and service-minded at all times
- A valid driver's license and reliable transportation
- Bilingual (English/Spanish) is a plus, not a requirement
