Reporting to the Senior Engineering Manager, the Building Operator is responsible for the day-to-day operation, maintenance, and repair of base building systems to ensure optimal performance, safety, and client comfort. This role supports preventative maintenance programs, responds to service requests, and works collaboratively with internal teams and external contractors to maintain building operations at a high standard.

JOB RESPONSIBILTIES

Operations & Maintenance

  • Operate, monitor, and maintain HVAC, electrical, plumbing, and life safety systems
  • Perform routine inspections and troubleshoot building system issues
  • Conduct minor repairs to equipment, fixtures, and infrastructure
  • Ensure all base building systems operate efficiently and reliably
  • Identify deficiencies and escalate complex issues to senior staff or contractors

Preventative Maintenance & Technical Support

  • Execute scheduled preventative maintenance programs for building systems and equipment
  • Assist licensed tradespersons with repairs, installations, and maintenance activities
  • Utilize CMMS (Computerized Maintenance Management System) to manage and close work orders
  • Maintain accurate service records, logs, and documentation

Communication & Coordination

  • Provide regular updates to Engineering Management on work progress and priorities
  • Coordinate with clients, contractors, and internal departments to ensure smooth operations
  • Respond to service requests in a timely, professional manner

Safety & Compliance

  • Perform all work in accordance with applicable codes, standards, and safety regulations
  • Safely operate ladders, lifts, and access equipment for work at heights
  • Participate in safety programs, inspections, and compliance initiatives

Sustainability & Efficiency

  • Support energy management and sustainability initiatives
  • Identify opportunities to improve system efficiency and reduce operating costs

 JOB SKILLS & QUALIFICATIONS

  • Minimum of 5 years of experience in a similar role, supporting building operations and maintenance
  • Completion of Building Environmental Systems (BES) program or equivalent
  • Experience maintaining and operating large, computerized commercial building systems
  • Knowledge of air distribution systems and maintenance of pumps and large air handling units
  • Strong verbal and written communication skills
  • Thorough understanding of fire safety equipment and systems
  • Experience with heating boilers and steam heat exchangers
  • Familiarity with automatic heating and cooling controls, including pneumatic and DDC systems

As per the LiUNA Local 506 Collective Agreement, in order to maintain Full-time status or to be classified as a Full-Time Employee, an Employee must have worked and/or paid a minimum of 1,200 hours the previous calendar year.
