Building Services Program Overview – Building Services, Housing & Homelessness Services

Building Services is responsible for preventative and emergency maintenance at WoodGreen owned, leased, and managed properties, including janitorial, grounds keeping, and security. The program is responsible for preparing residential suites for new occupants; supervising and carrying out upgrades to offices and properties; and providing physical support to WoodGreen programs and services, as well as ensuring all applicable codes, standards, and policies are met and adhered to.

What You Will Do
Performs assigned skilled and semi-skilled tasks in the installation, operation and repair of mechanical and electrical equipment and repairs required in connection with general building maintenance. This includes, but is not limited to:
  • Preventive and corrective maintenance on all WoodGreen building structures, systems, equipment, and furnishings.
  • Mechanical equipment: Make up air units, roof top units, chillers, fan coils, heat pumps, sump pumps, boilers, water supply equipment, door operators, compactors, exhaust fans, etc.
  • Appliances: Refrigerators, stoves, ovens, vacuums, buffers, etc.
  • Plumbing components: Toilets, bathtubs, sinks, valves, shut offs, pipes, pumps, etc.
  • Carpentry: Doors, countertops, cupboards, closets, windows, walls, flooring, etc.
  • Security components: Keys, locks, door hardware, etc.
  • Provide accurate information to Management and Contractors when reporting on problems.
  • Carry out inspections on all building systems and equipment such as, but not limited to: Mechanical and plumbing, HVAC, electrical, structural, life safety, security, etc.
  • Replace filters and complete drywalling and painting.
  • Operate a variety of tools and equipment including, but not limited to: Multi-tester, amp probe, power tools, etc.
  • Operate and maintain John Deere Garden tractor.
  • Recommend repairs or physical changes to building systems for improved operation.
  • Assists tradesman/Contractors as required
  • Assist and work with outside contractors for smooth operation and in emergencies.

What You Bring to the Team
  • Must have completed secondary school and possess a technician qualification in a building trade or equivalent combination of education and experience.
  • Experience in the maintenance and operation of large computerized commercial buildings.
  • Experience in air distribution systems as related to modern air conditioning systems.
  • Experience in the maintenance of pumps and large air handling equipment.
  • Must possess and be able to maintain a valid Province of Ontario Class “G” Driver’s License
  • Thorough knowledge of the operation and maintenance of heating boilers, chemical treatment of chilled and hot water systems, building electrical systems, UPS power systems, fire safety equipment and fire suppression systems.

  • Computer literacy: able to use Maintenance Management programs and email.
  • Communicates effectively in English, both written and verbal.
  • Ability to follow directions, schedules, and checklists.
  • Ability to read and use manuals and schedules for the proper repair and maintenance of equipment and systems.
  • Thorough understanding of building systems and equipment, and able to trouble shoot and resolve problems.
  • Ability to respond to emergencies.
  • Ability to lift, push, and pull heavy items, and able to bend, squat, and climb ladders/stairs.
  • Ability to walk and stand for long periods of time.
  • An ability to read blueprints.
  • An ability to read and perform tasks outlined in technical manuals and publications.
  • An ability to maintain effective working relations with other staff.
  • Knowledge of automatic heating and cooling controls including pneumatic systems.
  • Able to operate motorized equipment.
