POSITION: Building Maintenance Technician
DEPARTMENT: Aquilini Properties
REPORTS TO: Property Manager, Residential

Reporting to the Property Manager, Residential, the Building Operator / Maintenance Technician is responsible for the day-to-day maintenance and upkeep of a diverse residential portfolio that includes apartment towers, small to mid-size apartment buildings, single-family homes, and condominiums. This is a hands-on role focused on ensuring properties are maintained to a high standard, supporting tenant satisfaction, and positively representing the Company through quality work, timely repairs, and light renovations.
ESSENTIAL DUTIES AND RESPONSIBILITIES:

- Perform routine maintenance and general repairs across residential properties
- Prepare residential units for occupancy, including turnover repairs and minor renovations, including painting, drywall and flooring repairs, lighting and minor plumbing repairs.
- Assist to execute quarterly and annual preventative maintenance programs
- Complete cleaning projects, including power washing, exterior washing, and gutter cleaning
- Identify maintenance deficiencies and recommend building improvements
- Coordinate and oversee vendors and contractors to ensure work is completed on time, on budget, and to standard
- Create, update, and maintain maintenance schedules and project timelines
- Source vendors and obtain quotes for repairs and projects
- Work with our work order management software system as necessary
- Maintain property assets to exceed standards, enhancing property value, curb appeal, and tenant experience
- Collaborate with internal teams to review trade work, contracts, and processes to identify cost savings and quality improvements
- Respond to emergency maintenance calls outside of regular business hours, as required
- Perform other related duties as assigned
REQUIRED EXPERIENCE AND QUALIFICATIONS:
- Minimum 3–5 years of relevant maintenance experience, including:
- Basic carpentry
- Basic plumbing
- Basic electrical
- Basic flooring
- Drywall repair
- Painting and general building maintenance
- Self-motivated, well-organized, and able to work both independently and as part of a team
- Strong problem-solving skills with the ability to assess issues and determine appropriate solutions
- Excellent communication and interpersonal skills
- Ability to work in a fast-paced environment and build effective working relationships with internal and external stakeholders
- Basic computer proficiency, including Microsoft Office and Outlook
- Valid driver’s license
- Ability to pass a Criminal Record Check
- Availability to participate in an on-call rotation for after-hours emergency support
