The KOA Corporate Office Building Maintenance Technician is responsible for performing routine and preventive maintenance, repairs, and light construction tasks in alignment with established service, quality, and safety standards. This role supports a LEED Gold-certified, 34,000-square-foot facility completed in 2023, reflecting KOA’s commitment to environmental stewardship within the camping industry.

Following standard operating procedures, the technician installs, inspects, maintains, and repairs building systems, including mechanical, electrical, plumbing, HVAC, safety, snow removal, and waste management systems. The position also supports a variety of facility projects such as painting, drywall repair, carpentry, fixture installation, and the movement of furniture and materials.

Responsibilities include documenting work through a computerized work order system and collaborating with or assisting skilled trades contractors on complex repairs and larger-scale projects.

This role is primarily Monday-Friday with occasional after hours and weekend call.

Essential Duties and Responsibilities:
• Performs the day-to-day operations of building maintenance.
• Ensure headquarters building, facilities and grounds are well-maintained and fully operational, including the patio and amphitheater.
• Evaluates systems and facilities to determine maintenance or repairs that need to be performed.
• Sets up and breaks down event space according to internal and external needs.
• Work with contractors defining scope, budget, timeline and materials, and inspecting performance.
• Schedule annual system certifications.
• Assesses building systems to plan work assignments and project schedules.
• Develops maintenance procedures and schedules for building interior and exterior.
• Ensures maintenance and repair work is completed correctly and in a timely manner.
• Assists with departmental budget estimates and costs of specific repair projects.
• Adheres to operational and maintenance requirements for LEED certification.
• Maintains a safe, clean, and compliant facility by proactively identifying hazards, performing corrective maintenance, and implementing safety best practices to support a secure working environment for all occupants.
• Performs routine maintenance and upkeep of employee camping rentals, including RVs and camper vans, ensuring units are safe, functional, and ready for use.
• Snow removal from exterior walkways/ building entrance areas.
• Maintain irrigation system.
• Daytime janitorial duties outside of evening cleaning company.
• Demonstrates superior customer service by being attentive, responsive, and helpful to employee needs.
• Execution of job duties in a safe and timely manner.
• Demonstrates a positive attitude with guests, employees, and vendors.
• Performs other related duties as assigned.

Required Education and Experience:
• High school diploma or equivalent required.
• 3-5 years of building maintenance experience required.
• Valid Driver’s license
• Ability to read and interpret construction drawings, diagrams, and schematics.
• Excellent analytical and problem-solving skills.
• Ability to identify issues and determine repairs that are needed.
• Ability to plan maintenance schedules for building systems.
• Proficient with Microsoft Office Suite or similar software.
• Must have sound judgment and discretional skills and be able to work with little or no supervision.
• Ability to maintain confidentiality.

Preferred Education and Experience:
• Extensive knowledge of building systems such as plumbing, electrical, and HVAC.

Physical Demands and Working Conditions:
• Work is performed in an office environment and requires the ability to operate standard office equipment and keyboard, including lifting and carrying a laptop and other small items up to 20 pounds.
• Prolonged exposure to computer screens and artificial lighting.
• Use of repetitive motion, standing, bending, sitting, lifting, and walking short distances.
• Is expected to drive a vehicle which requires close and distance vision, sitting, seeing and reading signs, traffic signals, other vehicles, etc. Travel occurs in all weather conditions, including extreme heat and cold.
• Frequent in person interaction with KOA employees in various settings, where noise level is typically low to moderate, including office spaces.
• Will experience occasional interruptions and shifting priorities.
• Noise levels may be moderate to loud, especially when operating equipment such as lawn mowers, trimmers, or blowers.
• Must be able to hear instructions and warnings in a noisy environment.
• Frequently lift and/or move up to 50 pounds independently; pushing, pulling, and reaching overhead.
• Occasionally lifting and/or move heavier items with assistance or equipment; dexterity of hands and fingers.
• Exposure to dust, pollen, grasses, landscaping, and chemicals.
• Maintaining balance while on ladders, working in and around water, on wet surfaces, or on elevated platforms.
