Job Description

Purpose of the Role

The Building Fabric Director will act as Savills’ subject matter expert on all building fabric-related matters across the managed portfolio. The role will focus on the strategic oversight, maintenance, and long-term stewardship of building fabric, ensuring assets are effectively maintained, risks are proactively managed, and operational teams are equipped with scalable, practical solutions.

This role requires a forward-thinking, risk-based approach to asset management, supporting the mitigation of fabric-related risks across a diverse, multi-use property portfolio. The Building Fabric Director will develop and embed consistent, scalable frameworks for maintenance, contractor management, and project delivery, ensuring best-in-class service for Savills and its clients.

Key Responsibilities

Building Fabric Strategy & Risk Management

  • Act as the primary subject matter expert for all building fabric matters.

  • Develop and implement a strategic, scalable approach to building fabric maintenance and lifecycle management.

  • Proactively assess and manage the risk profile of the portfolio, identifying opportunities to de-risk assets.

  • Establish mechanisms to ensure effective Planned Preventative Maintenance (PPM/PMP) compliance across the diverse portfolio.

Maintenance Frameworks & Processes

  • Design and embed consistent processes for both planned and reactive maintenance.

  • Ensure systems are in place to respond effectively to unforeseen issues and emerging risks.

  • Support site teams, surveyors, and Facilities Managers with practical tools, standards, and guidance.

Contractor & Supply Chain Management

  • Build, develop, and maintain a robust network of trusted contractors and consultants.

  • Act as the key point of contact for building fabric service providers.

  • Develop and execute a comprehensive strategy for across the Property Management division outlining the approach to managing our Fabric and reactive Service providers that aligns with the divisions overarching business strategy.

  • Manage the segmentation of Fabric and reactive Service providers, ensuring a suitable database of vetted suppliers is maintained and regularly reviewed across all regions and sectors within the division.

  • Work closely with the procurement team to shape and deliver the procurement strategy for Fabric and reactive service providers to deliver a contractor database which includes rate benchmarking.

  • Establish the governance structure for supplier performance, compliance, and risk management

Project & Consultancy Coordination

  • Establish and oversee frameworks for project works relating to building fabric.

  • Ensure appropriate resourcing of projects through in-house specialists or third-party consultants.

  • Collaborate with Savills Building & Project Consultancy, M&E Consultancy, and other expert teams to support delivery.

Supplier Governance & Performance

  • Develop and implement governance frameworks, including audits, spot checks, and performance reviews.

  • Monitor contractor performance and ensure adherence to agreed standards and SLAs.

  • Foster long-term, effective partnerships with external service providers.

Stakeholder Engagement

  • Build and maintain strong relationships across internal stakeholders, including:

    • Management Surveyors

    • Site based Fabric Managers

    • Building & Project Consultancy teams

    • M&E Consultancy

    • Safety+ Facilities Managers

    • Property & Estate Managers

    • UK Safety+ Team

    • UK Engineering Team

  • Provide expert advice, support, and training where required.

Core Deliverables

  • A clearly defined and implemented building fabric strategy across the managed portfolio.

  • Standardised and embedded planned and reactive maintenance frameworks.

  • A fully rationalised and segmented contractor database, including agreed rate structures.

  • Established and operational supplier governance and performance management frameworks.

  • A robust network of trusted contractors and consultants supporting both proactive and reactive works.

  • Demonstrable PMP/PPM compliance mechanisms across all relevant assets.

  • Delivery of risk mitigation plans for high-risk or complex assets.

  • Fully implemented project delivery frameworks for fabric-related works.

  • Strong internal stakeholder engagement and clear communication channels.

  • Regular reporting on portfolio condition, risks, and performance metrics.

Performance Indicators (KPIs)

Success in this role will be measured against the following indicators:

Operational Performance

  • Assist to develop mechanisms to oversee compliance with Planned Maintenance Programmes (PMP/PPM)

  • Reduction in reactive maintenance incidents and associated costs

  • Speed and effectiveness of response to fabric-related issues

Financial Performance

  • Cost savings achieved through supplier rationalisation and procurement strategies

Risk Management

  • Reduction in high-risk fabric issues across the portfolio

  • Successful identification and mitigation of emerging risks

  • Compliance with statutory and regulatory requirements

Supplier Performance

  • Contractor performance scores and SLA adherence

  • Reduction in supplier-related escalations or failures

  • Strength and stability of supplier partnerships

Project Delivery

  • Delivery of projects on time, within budget, and to required quality standards

  • Effective resource planning and utilisation

  • Positive stakeholder feedback on project outcomes

Stakeholder Satisfaction

  • Feedback from internal teams on support, guidance, and expertise provided

  • Engagement levels across operational and consultancy teams

  • Evidence of collaboration and knowledge sharing

Process & Framework Adoption

  • Adoption rate of maintenance and governance frameworks across the portfolio

  • Audit outcomes and compliance scores

  • Continuous improvement initiatives implemented

Skills, Knowledge and Experience

Required Skills & Qualifications

  • 5 years’ experience in a Fabric Senior Leadership role within the Real Estate Sector

  • Knowledge of relevant standards or certifications

  • Ability to build collaborative partnerships with Suppliers

  • Project Management: Well-organised with a proven ability to manage multiple projects simultaneously, set priorities, and meet deadlines.

  • Strong commercial acumen; experience delivering cost savings and negotiating complex contracts.

  • Knowledge of compliance, health & safety, environmental sustainability and best practice standards as relevant to fabric services.

  • Strong stakeholder management, communication and organisational skills.

  • Ability to analyse data, benchmark, perform market research, prepare business cases.

  • Knowledge of compliance, health & safety, environmental sustainability as relevant to fabric maintenance.

Working Hours - Full-time

Manchester based with extensive travel throughout the UK visiting sites, clients and internal stakeholders
