TITLE: BUILDING ENGINEER

QUALIFICATIONS:

1. High school diploma or general education development certificate (GED), required.
2. Valid MN driver's license.
3. Five years' experience in maintenance of commercial or educational facilities.
4. Possesses, or has the ability to obtain within 2 years, a MN Dept of Labor 1st Class Boiler License.
5. Ability to exert up to 100 pounds of force.
6. Computer skills sufficient for comprehensive use of building automation systems, online work request systems, and email communication.
7. Demonstrated knowledge of and experience with the operation, maintenance, and repair of commercial mechanical, electrical, HVAC, BAS, and life safety systems.
8. Ability to read and comprehend blueprints and Operations and Maintenance manuals and instructions.
9. High mechanical aptitude and demonstrated abilities in basic carpentry, electrical, and plumbing maintenance and repairs.
10. Ability to work outside in extreme conditions.
11. Demonstrated customer and human relations skills.
12. Strong written and verbal communication skills.
13. Strong organizational skills.
14. Provide general daytime custodial coverage during staff absences as needed to maintain building cleanliness and operational support.
15. Such alternatives to the above qualifications as the Board may find appropriate and acceptable.

REPORTS TO: Lead Inside Maintenance Technician

JOB GOALS: To maintain the physical school facilities in a condition of operating excellence, operating efficiency, cleanliness, and safety so that full educational use of the facilities may be made at all times.

PERFORMANCE RESPONSIBILITIES:

1. Works with the Lead Custodian to complete preventative maintenance on all building systems to ensure that all systems are operating as designed and to maximum efficiency.
2. Maintains generator in peak operating condition at all times. (High School only.)
3. Performs building and equipment repair as needed in a timely and professional manner.
4. Assists Food Service with equipment maintenance and repairs.
5. Assists Lead Custodian in resolving daily building security issues.
6. Assists Outside Maintenance with snow removal and grounds work.
7. Submits and completes online work requests in a complete and timely manner.
8. Performs other duties and responsibilities as assigned.
   
   PHYSICAL DEMANDS:
   Note -Terms used in this section are defined as follows: Rarely: 1 to 10%; Occasionally: 11 to 33%; Frequently: 34 to 66%; and Continuously: 67 to 100% of the workday.
