ESR is seeking a driven and analytical Associate / Senior Associate with minimum 4 years of investment experience to join the ESR Data Centre Team. Reporting to the Managing Director, Investments, the candidate will independently evaluate data centre investment opportunities, conduct in-depth financial modelling, and prepare high-quality investment papers as well as ad-hoc analysis to support strategic decision making by ESR senior management.

Key Responsibilities

Investment Evaluation

• Independently assess potential data centre investment opportunities across various geographies

Financial Modelling

• Develop and maintain sophisticated financial models to analyze deal-level economics, sensitivity scenarios, and return metrics (e.g., IRR, equity multiple, cash-on-cash)

Investment Papers

• Draft clear and compelling investment memos and presentations for internal investment committees and senior leadership, outlining the strategic rationale, risks, and recommendations.

Market Research & Analysis

• Conduct macro and micro-level market research, competitive benchmarking, and due diligence to inform underwriting assumptions and investment strategy

Due Diligence Coordination

• Liaise with brokers, partners, legal counsel, and other external advisors to facilitate deal execution

Ad-hoc Analysis

• Provide on-demand analytical support to senior management, including portfolio reviews, hold/sell analysis, and performance tracking

Requirements

Qualifications & Experience

• Minimum of 4 years’ experience working in data centres investment, real estate investment, or similar role

• The ability to work semi-autonomously, delivering well considered output with minimal continuous review and refinement by management

• Clearly and effectively communicating deliverables with the capability to engage in thoughtful robust debate as required
