The Job

As part of CapitaLand Investment’s Southeast Asia business, the Associate / Senior Associate will support the SEA Investment team in identifying, evaluating and executing real estate investment opportunities across Singapore and key Southeast Asian markets. The role will involve end-to-end investment support, including market research, financial underwriting, transaction execution, internal approvals, and stakeholder coordination across investment, asset management, finance, legal, tax, treasury and external advisors.

Responsibilities

  • Investment underwriting: Prepare and maintain detailed financial models, feasibility studies, return analyses, sensitivity cases and valuation support for acquisitions, joint ventures, funds, mandates and other investment structures.
  • Transaction execution: Coordinate due diligence workstreams, manage information requests, review commercial inputs, support negotiation of transaction documents, and work closely with internal functions and external consultants, brokers, valuers, lenders and legal advisers.
  • Approval materials and presentations: Prepare investment papers, internal approval papers, management updates, investor pitch materials and presentation decks that are concise, rigorous and suitable for senior stakeholder review.
  • Capital and financing support: Assist in evaluating sources of capital, co-investment / joint venture structures.
  • Market intelligence: Conduct research on macroeconomic trends, real estate fundamentals, comparable transactions, leasing / operating benchmarks, capital market conditions and competitor activities across relevant asset classes.
  • Management reporting and ad hoc studies: Support regular reporting, pipeline updates, investment tracking, strategic reviews and other analyses required by management.

Requirements

  • Degree in Real Estate, Finance, Economics, Business, Accountancy, Engineering, or a related discipline; professional qualifications such as CFA or CAIA would be advantageous.
  • Approximately 4 to 7 years of relevant experience in real estate investment, acquisitions, private equity real estate, fund management, investment banking, corporate finance, valuation, consulting or transaction advisory; title will be calibrated based on experience.
  • Strong understanding of real estate investment principles, including cash flow modelling, valuation methodologies, capital structures, debt assumptions, risk assessment and investment committee processes.
  • Advanced Excel financial modelling skills and strong PowerPoint capability, with the ability to convert complex analysis into clear, senior-management-ready materials.
  • Good commercial judgement, analytical rigour and attention to detail, with the ability to balance quantitative analysis with practical execution considerations.
  • Strong written and verbal communication skills, with confidence coordinating across internal stakeholders, external advisers and transaction counterparties.
  • Self-starter who is organised, responsive and able to manage multiple workstreams under tight timelines with limited supervision.
  • High level of integrity, professionalism and discretion when handling confidential transaction information.
  • Openness to adopting AI and digital tools to improve research, analysis, modelling, presentation preparation and broader investment workflows.
