Job Description

IQVIA is seeking an Associate Director, Real Estate & Facility Management to lead a high-visibility transformation initiative and drive measurable cost savings across the global RE&FM portfolio. This is a hybrid strategy-and-operations role: for the first 18 months, the primary focus will be a special project to lead IQVIA’s Facility Management outsourcing analysis and RFP, after which the role transitions into a broader RE&FM leadership mandate covering procurement, facility operations, space planning, and real estate transaction support.

The ideal candidate combines strong FM operational depth with proven experience in sourcing strategy, vendor negotiations, and large-scale RFP execution.

Key Responsibilities

1. Special Project – FM Outsourcing Analysis & RFP

  • Lead the end-to-end analysis of IQVIA’s current FM delivery model (in-house, outsourced, and hybrid) across the global portfolio, including baseline cost, scope, service levels, and risk.
  • Develop the business case and recommended sourcing strategy (e.g., integrated facility management, bundled, or regional models) for executive review and approval.
  • Design and execute the FM outsourcing RFP: scope definition, supplier market scan, RFP documentation, bid evaluation, site visits, downselection, and negotiation support.
  • Define SLAs, KPIs, pricing structures, and governance models for the future-state FM contract(s).
  • Plan and support transition/mobilization to the selected delivery model, ensuring service continuity and stakeholder alignment.
  • Provide regular progress reporting to RE&FM leadership and executive sponsors, managing risks, timelines, and change impacts.

2. Procurement & Cost Reduction

  • Conduct procurement campaigns across IQVIA RE&FM categories (e.g., soft/hard FM services, utilities, maintenance contracts, consumables) to reduce costs while maintaining or improving service quality.
  • Build category strategies, run competitive tenders and renegotiations, and track validated savings against agreed targets.
  • Standardize contracts, rate cards, and specifications across regions to leverage IQVIA’s global scale.
  • Partner with Procurement, Finance, and Legal to ensure compliant sourcing, contract execution, and benefits realization.

3. Facility Management Operations

  • Manage facility, space planning, and design projects as assigned, including office reconfigurations, restacks, and workplace improvement initiatives.
  • Ensure timely communications to internal customers regarding facilities management, services, safety, and environmental information.
  • Oversee day-to-day FM service delivery and vendor performance for assigned sites, ensuring compliance with health, safety, environmental, and regulatory requirements.
  • Support budgeting, forecasting, and financial management for assigned facilities and projects.

4. Real Estate Transactions

  • Work with IQVIA Real Estate leadership and external brokers on real estate transactions, including acquisitions, disposals, renewals, and lease negotiations.
  • Provide FM and operational input into site selection, due diligence, fit-out planning, and exit/decommissioning activities.

Qualifications & Experience

  • Bachelor’s degree in Facility Management, Real Estate, Engineering, Business, or a related field; relevant certifications (e.g., IFMA CFM/FMP, MCR, RICS, CoreNet) a plus.
  • 10+ years of progressive experience in facility management and/or corporate real estate, including [X] years in a leadership role.
  • Demonstrated experience leading FM outsourcing evaluations, large-scale RFPs, and vendor transitions (IFM experience strongly preferred).
  • Proven track record of delivering procurement-driven cost savings in RE&FM categories.
  • Experience supporting real estate transactions and working with brokers, landlords, and legal counsel.
  • Strong financial acumen: business case development, budgeting, TCO/cost modeling, and savings tracking.
  • Excellent stakeholder management and communication skills, with the ability to influence senior leaders and operate across regions and cultures.
  • Experience in a global, matrixed organization; life sciences or professional services environment a plus.
  • Advanced level of english

Success Measures (First 18–24 Months)

  • FM outsourcing analysis and business case delivered and approved by leadership.
  • RFP executed on schedule with contract(s) awarded and transition launched without service disruption.
  • Validated cost savings delivered against RE&FM procurement targets.
  • High internal customer satisfaction with FM services, communications, and project delivery.
