Towson University fosters a climate that is grounded in respect and supports the intellectual and personal growth of the entire university community.Under the general supervision of the AVP of Housing & Residence Life, the Associate Director of Housing Facilities is responsible for coordinating the Department's maintenance, repair, and renovation services to over 4800 residents living in 15 buildings. This is a highly collaborative position reporting to Housing & Residence Life with daily communication with the university’s Operations and Maintenance team. The Associate Director maintains the inventory control system, including residential furniture and building maintenance projects. The Associate Director provides leadership, strategic planning, and oversight of daily housing operations in support of custodial services, facilities management, security, and building planning. This position develops readiness efforts for new and existing buildings for occupancy. This position is also responsible for coordinating large-scale purchases and project planning. The AD collaborates with various campus departments such as University Finance, Sustainability, Events & Conference Services and Planning, Design, and Construction, represents Housing & Residence Life on building projects, and provides administrative leadership to the department. This role has primary responsibility for coordinating efforts for all facilities needs and initiatives within the department, communicating information to stakeholders and campus partners, as well as general operations.
LeadershipProvide supervision and oversight of the Housing Facilities Manager.Serve as a key contributor to university decision-making by providing strategic input that supports the success of housing facilities and enhances the overall Towson student experience.Coordinates all facilities, needs and initiatives within the department, represents Housing and Residence Life on building projects.Maintains daily collaborative efforts with operations and maintenance team and Director of Operations & Maintenance on needed follow-up. Attend weekly manager meetings with Operations and Maintenance Team.Actively participates in developing departmental goals and priorities for a growing residential campus.Works closely with Residence Life Coordinators and Associate Directors to support day-to-day operations, resolve building-related issues, respond to facility emergencies, and ensure routine maintenance plans are achieved is an ongoing priority. Collaborate with 12 – 16 building maintenance personnel conducting repair and upkeep in 15 university residence halls.Ensure all delivered services comply with campus, state, and federal building, construction, fire and life safety, and health codes. Embraces and champions a culture of safety excellence.Lead the housing facilities portfolio with a culture of engagement and inclusivity in which all staff and students are treated with respect and professionalism. Technical and Operational ManagementAssist the AVP in various projects, communications, and reports, and attend various meetings pertaining to Facilities Management and Planning & Construction projects as well as student emergencies. Serve as liaison with project managers.Coordinate residence hall system condition evaluations for renewal and capital planning.Establish and evaluate operational standards, processes, and procedures for reactive, emergency, planned, and preventative facilities services.Develop and manage facility inspections and assessment programs for identifying building deficiencies requiring immediate, near-term, or long-term action.Mobilize to respond to building emergencies where senior level direction and coordination are required.Stakeholder Management and Customer ServiceMeets bi-weekly with the AVP for Housing & Residence Life.Participates in Housing & Residence Life Leadership meetings.Manage analysis and reports on the quality and assurance on all work orders related to all housing areas. Work closely with Residence Life Coordinators and Facilities Management staff on work order issues.Respond to inquiries from residents, parents, and staff in a calm, constructive, positive, and empathetic manner to investigate situations/complaints and establish a plan for corrective action.Make appropriate contacts and coordinates with different internal departments and external organizations to ensure the delivery of routine and essential services to all buildings and campus community.Collaborates with various campus departments and operating partners to ensure services are completed, coordinated, or managed appropriately to effectively support the mission of Student Affairs.Regularly communicates with partner departments across the University to build trust and positive working relationship.Purchasing, Property Control, ContractsDevelop specifications for the purchase of all FF&E needs within the University owned residential facilities.Manage HRL plant fund accounts.Maintain up-to-date contact with vendors for product knowledge and cost estimation.Conduct follow-ups on ordering, delivery, installation, and service of acquired products.Maintain an on-going inventory of all FF&E and conditions of the physical facilities.Coordinate the disposal/removal of outdated equipment and furniture.Assist with the development of the specifications and conditions of contracts that influence the operations of the residential facilities.Committee and other assignmentsServe on committees, workgroups, or special projects as assigned. The work hours for this position may include after hours and/or weekends pertaining to “Move In Weekend” event and urgent facility issues or maintenance emergencies.
Required Qualifications: Bachelor’s degree.Minimum of three years of full-time experience in housing operations and residential facilities management in a university setting.Possess a valid driver's license and be qualified to operate a motor vehicle in the State of Maryland.Ability to analyze and solve challenging interpersonal and/or technical issues daily.Ability to judge when quick decisions are necessary and when further evaluation and assessment is warranted.Preferred Qualifications:Proficiency in StarRez, PeopleSoft, Stratus.Experience in supervising professional staff.Demonstrated experience in budgeting and planning.Knowledgeable in cultivating strong partnerships and collaborative practices that advance the effective management of residential facilities and contribute to a dynamic university living and learning community.Possess effective communication, presentation, and interpersonal skills.Knowledgeable of current IT trends, software, and operating systems.
Salary and Benefits Targeted hiring range is $85,000 - $95,000 and full university benefits that include 22 days of annual leave, up to 17 holidays, personal and sick days; excellent health, life, and retirement plans; and tuition remission.
