**This position is an on-site role based out of our Edmonton Office**

The Role

Colliers' Debt Advisory team in Edmonton is looking for an Associate to support and grow with an active commercial real estate debt brokerage practice. You'll work on live transactions across Alberta - first mortgages, construction loans, bridge financing, and structured debt - and develop the skills to eventually originate and manage your own client relationships.

The expectation is that you're building toward being a producer. We'll provide the mentorship, platform, and deal flow to get you there.

What You'll Do

  • Support underwriting and execution of CRE debt transactions including first mortgages, construction, bridge, and subordinate financing

  • Build financial models, cash flow analyses, and lender credit summaries

  • Prepare financing proposals and client-facing materials

  • Maintain lender databases, track mandates, and monitor Alberta capital market conditions

  • Manage pipeline and CRM activity across an active deal book

  • Participate in business development including client outreach, lender prospecting, and pipeline development

What We're Looking For

  • Recent graduate in Finance, Economics, or Business

  • Previous internship experience in a similar role

  • RECA licensed, or committed to completing licensing within 3 months of start date

  • Competent in Excel: You can build and navigate a financial model independently

  • Commercially minded with a genuine interest in deals, markets, and client relationships

  • Clear communicator, high attention to detail, able to manage priorities with limited supervision

Compensation

Year 1: Base salary plus performance bonus. Transition to a commission-based structure with meaningful upside as you develop your book.
