The Opportunity:

Reporting to the Prairies regional leader, the Associate, Commercial Mortgages will be engaged in assisting with the origination/underwriting of mortgages and credit ratings and operations. Loan origination will be for Sun Life Financials General Account and provide mortgage origination products and services for SLC Management and/or BGO. The Associate will be part of the mortgage team originating mortgages for the Canadian Mortgage portfolio in Alberta with annual volume targets determined by Portfolio Management and senior mortgage Leaders.

In this role, the Associate is responsible for the timely and accurate preparation of mortgage loan recommendations (underwriting), loan closings and requested amendments to mortgage security. In addition, the Associate supports the Vice President in the business development or “production” component of their role.

The role will be based in Calgary, and the candidate is expected to be in the office four days a week, on average.

What You Will Do:

  • Review and analyze mortgage loan opportunities and make recommendations to senior leaders
  • Manage closing of loan transactions by working with branch staff, counsel and clients/brokers
  • Support ongoing portfolio management, including monitoring performance and recommending amendments
  • Establish and maintain relationships with clients, real estate and mortgage brokerage firms for the purpose of actively seeking prospective mortgage investment opportunities
  • Keep current with market trends and activities
  • Analyze, recommend, and manage changes or amendments to mortgage security
  • Ensure compliance with internal policies, regulatory requirements, and documentation standards
  • Maintain accurate deal tracking and reporting throughout the transaction lifecycle
  • Develop and maintain strong knowledge of the Calgary and Prairies commercial real estate trends, market dynamics, and key players
  • Establish and maintain good relationships with internal and external partners including mortgage servicing, internal legal, credit risk, compliance, portfolio management, asset management and external service providers
  • Collaborate with national teams to support broader portfolio and investment objectives

Who You Are:

  • Minimum 3 years of experience in commercial mortgage underwriting or lending, preferably within Alberta
  • Strong credit judgment and risk assessment capabilities with experience in complex transactions
  • Ability to structure transactions that strike an appropriate balance between risk, profitability, and competitiveness
  • Understanding of commercial real estate lending structures, legal documentation, and Alberta-specific considerations
  • Strong business development and relationship management skills within a competitive market
  • Strong communication and presentation skills, with the ability to influence stakeholders
  • High level of initiative, accountability, and ability to work autonomously
  • Advanced proficiency in Microsoft Office tools (Excel, Word, PowerPoint)
  • Unquestionable ethics and character

Assets:

  • Established network of relationships within the Prairies commercial real estate and lending community
  • Experience with CMHC-insured lending
  • Familiarity with Alberta legal and regulatory frameworks impacting mortgage lending
  • CFA designation or real estate-related credentials (e.g., appraisal, urban land economics)

Special Requirements:

  • Regular travel within the Alberta and/or Prairies for client meetings, property inspections, and relationship development
  • Active participation in industry events, conferences, and networking forums
  • Ability to represent BGO with professionalism across a wide range of external stakeholders including clients, brokers, legal counsel, and consultants
  • Will require the use of a vehicle and require time outside the office environment for property inspections, client meetings and travel

Additional Information:

Compensation:

  • The expected base pay range for this role is $90,000-$140,000 annually, reflecting the location of the position and the scope of responsibilities, including portfolio complexity. Compensation may also vary based on each candidate’s experience, skills, and qualifications, in alignment with BGO’s commitment to recognizing individual contributions.
