Position Summary
This position is required to provide support for life safety, infrastructure, renovation, and capital improvement projects within the UNM Comprehensive Cancer Center. The effective coordination, execution, and proper oversight of construction activities (both outsourced and self-performed) within an occupied healthcare environment is critical to maintaining patient care operations, regulatory compliance, and life safety. Due to the Cancer Center's status as an NCI-designated Comprehensive Cancer Center and active outpatient healthcare environment, construction activities require critical attention to patient safety, regulatory compliance, and operational continuity. Lack of qualified direction puts patients, providers, staff, visitors, and research activities at significant risk during construction, renovation, and project implementation activities.
Under the supervision of the Sr. Project/Construction Manager, this position is responsible for managing programming, design, bidding, construction, and warranty phases of new facilities, additions, renovation, infrastructure, facility improvement, and capital improvement projects as assigned; concurrently managing multiple simple to complex projects. Assists in the preparation of Request for Proposal (RFP), Request for Quotation (RFQ), and Scope of Work (SOW) documentation and participates in the selection and coordination of consultants, contractors, vendors, and other service providers. Evaluates and analyzes projects, including resources, schedules, budgets, operational impacts, and availability to determine the optimum project delivery model that provides best value to the owner.
Construction and renovation activities within the Cancer Center require careful consideration of Infection Control Risk Assessment (ICRA) requirements, Environment of Care standards, Interim Life Safety Measures (ILSM), and applicable regulatory and accreditation requirements, including The Joint Commission standards. The successful candidate must understand the importance of these requirements and coordinate construction activities in a manner that minimizes impacts to patient care, clinical operations, research activities, and facility safety while recognizing the unique challenges associated with construction in an active outpatient cancer treatment environment serving immunocompromised patients.
This position requires frequent face-to-face interaction with Cancer Center leadership, UNM Health leadership, UNM Main Campus leadership, contractors, consultants, clinical staff, researchers, and other stakeholders. The successful candidate must be able to professionally communicate project requirements, schedule, project status, technical information, operational impacts, construction activities, utility outages, project risks, and stakeholder needs both verbally and in writing within a complex healthcare environment.
This role requires significant daily computer-based work, including management of project documentation, schedules, reports, correspondence, construction drawings, project records, contractor coordination, procurement activities, and project tracking. Candidates must be proficient with standard PC operations and Microsoft Office applications and preferably possess experience with, or the ability to learn and utilize, AutoCAD and Bluebeam Revu for review, coordination, and markup of construction documents. While the majority of work is administrative and coordination-focused, the position also requires regular presence in construction and renovation areas throughout the Cancer Center campus to support ongoing project implementation activities.
The position serves as a key project management and construction support resource for the Construction Services Division by leading and or assisting with project planning, contractor coordination, material procurement, project logistics, construction observation, project closeout activities, and implementation of both outsourced and self-performed renovation projects as assigned. The successful candidate must be capable of working safely within active construction environments, supporting project activities throughout the Cancer Center campus, coordinating material purchases, equipment deliveries, and providing general labor support when additional staffing resources are required.
This position reviews projects for constructability, code compliance, operational impacts, and completeness of documentation according to phase objectives. Inspects construction activities to monitor progress and ensure conformance with plans, specifications, Environment of Care requirements, life safety standards, and institutional standards. Reviews and supports projects affecting critical facility infrastructure systems including mechanical, electrical, plumbing (MEP), technology, network, access control, controls, fire alarm, fire suppression, medical gas, building automation, utility distribution, and other life safety systems. Supports regulatory compliance efforts associated with construction and renovation activities and may serve as the Designated Responsible Individual (DRI) or designee for firestop management activities as assigned, including maintenance of required inspection and documentation records.
This position oversees the work of external consultants for assigned projects and ensures that designs are consistent with planned objectives, operational requirements, applicable regulations, accreditation standards, and University standards. This position leads project administrative support activities including development and maintenance of project files and tracking of project schedules and budgets for all assigned projects. This position receives pay requests from consultants, contractors, and vendors and provides appropriate recommendation to SR. PM/CM for payment and or non-payment as applicable. This position reviews, negotiates, and provides appropriate recommendation to SR. PM/CM for change requests and change orders. This position prepares detailed reports on project progress; identifies problems, solutions, milestones, financial projections, and risk mitigation strategies. This position participates in the resolution of construction contract disputes and claims.
This position provides guidance, training, mentoring, and support to lower-level staff, student employees, and project support personnel as assigned.
The University of New Mexico Comprehensive Cancer Center is the Official Cancer Center of New Mexico and the only National Cancer Institute-designated Cancer Center in a 500-mile radius. Its 136 board-certified oncology specialty physicians include cancer surgeons in every specialty (abdominal, thoracic, bone and soft tissue, neurosurgery, genitourinary, gynecology, and head and neck cancers), adult and pediatric hematologists/medical oncologists, gynecologic oncologists, and radiation oncologists. They, along with more than 600 other cancer healthcare professionals (nurses, pharmacists, nutritionists, navigators, psychologists and social workers), provide treatment to 65% of New Mexico’s cancer patients from all across the state. And they partner with community health systems statewide to provide cancer care closer to home. In 2024 they treated more than 15,000 patients in almost 105,000 ambulatory clinic visits in addition to in-patient hospitalizations at UNM Hospital. A total of 2,075 patients participated in cancer clinical trials to study new cancer treatments that include tests of novel cancer prevention strategies and cancer genome sequencing. The more than 123 cancer research scientists affiliated with the UNM Cancer Center were awarded $38.3 million in federal and private grants and contracts for cancer research projects. Since 2015, the physicians, scientists and staff have provided education and training experiences to more than 750 high school, undergraduate, graduate, and postdoctoral fellowship students in cancer research and cancer health care delivery.

Minimum Qualifications
High school diploma or GED; at least 5 years of experience directly related to the duties and responsibilities specified.
Completed degree(s) from an accredited institution that are above the minimum education requirement may be substituted for experience on a year for year basis.
Preferred Qualifications
a.At least one year of directly related experience working in operational critical environments (e.g. semiconductor, pharmaceutical, research, and/or healthcare sectors).
b.ASHE Certified Healthcare Environment Worker, or ability to attain within six months of hire.
c.At least one year of multi-disciplinary construction and/or maintenance experience (e.g. carpentry, mechanical, plumbing, electrical, etc.).
d.Proficiency with construction related software programs such as AutoCad, Bluebeam Revu, Procore, and similar industry-standard programs
