Job Description

We are seeking an experienced development and construction professional to lead the successful delivery of high-impact real estate projects from initial planning through construction, tenant occupancy, and close-out. This highly visible role offers the opportunity to take ownership of sophisticated projects, collaborate with tenants and senior leadership, and lead multidisciplinary teams of architects, contractors, consultants, and other industry partners. The ideal candidate brings a strong track record of managing complex development and construction projects, navigating budgets and schedules, and building trusted relationships with stakeholders. Experience delivering ground-up development and technically complex laboratory or research environments is highly valued.

Essential Duties and Responsibilities:

  • Lead the planning and execution of complex development and construction projects from initial planning through successful completion, tenant occupancy, and project close-out.
  • Develop and manage project budgets, schedules, and key milestones, providing regular progress, financial, and performance updates to regional leadership.
  • Drive projects to successful completion in alignment with Company-approved budgets, schedules, quality standards, and business objectives.
  • Build and maintain productive relationships with local jurisdictions and regulatory agencies to effectively navigate entitlement, permitting, and other development requirements.
  • Manage and ensure fulfillment of both tenant and Company obligations outlined in lease and work letter agreements for assigned projects.
  • Serve as a key point of contact for tenants throughout the construction process, developing strong relationships and delivering a high level of service and communication.
  • Lead highly collaborative project teams consisting of tenants, contractors, architects, engineers, consultants, and other partners to ensure seamless coordination and successful project delivery.
  • Select, oversee, and manage third-party development and construction management consultants, contractors, and other external partners as required.
  • Proactively identify and resolve project risks, challenges, and schedule impacts to support timely tenant occupancy and rent commencement.
  • Manage consultant and contractor payment applications, including reviewing invoices for accuracy and compliance with contracts and project requirements.
  • Oversee project administration and controls, including required documentation and certificates, consultant and contractor payments, tenant improvement allowance budgets, and project files.
  • Partner cross-functionally with internal teams to align project execution with Company standards, tenant commitments, operational requirements, and broader business objectives.
  • Collaborate with the leasing team during lease negotiations, providing development and construction expertise related to project scope, schedule, cost, and tenant requirements.
  • Prepare clear and concise project status, budget, schedule, and performance reports for leadership and key stakeholders.
  • Leverage development and construction expertise to support broader regional and Company initiatives as needed.

Qualifications and Experience:

  • Bachelor’s degree required; master’s degree or other relevant advanced degree preferred.
  • At least 10 years of progressive experience in real estate development, construction, project management, or a related field, with a demonstrated track record of successfully delivering complex projects.
  • Significant project and construction management experience, including managing budgets, schedules, consultants, contractors, and multidisciplinary project teams.
  • Experience with ground-up development and the design and construction of laboratory, research, life science, or other technically complex facilities strongly preferred.
  • Strong working knowledge of construction contracts and documentation, including AIA contract forms, payment applications, lien waivers, certificates of insurance, and related project documentation.
  • Demonstrated experience interpreting and administering tenant leases and work letter agreements in connection with development and construction projects.
  • Strong business judgment and problem-solving skills, with the ability to anticipate project risks, navigate competing priorities, and drive issues toward resolution.
  • Excellent written and verbal communication skills, with demonstrated ability to build relationships and effectively collaborate with senior leadership, tenants, contractors, architects, consultants, municipalities, and internal stakeholders.
  • Highly organized and detail-oriented, with the ability to successfully manage multiple complex projects and priorities in a fast-paced environment.
  • Strong technology skills, including proficiency with Microsoft Office applications and experience utilizing Microsoft Project, Excel, and Word.

The expected base salary range for this position is $190,000 to $225,000 USD annually, plus annual discretionary bonus. This salary range is an estimate, and the actual salary may vary based on the consideration of many factors, which may include, but are not limited to: the individual’s knowledge, experience, education, qualifications, skills, job location, and the Company’s compensation practices.
