Job Description

Tesoro Group is seeking an Assistant Property Manager to join one of our long-term client’s team at (1) of their properties in Burnsville, MN (55306). The ideal candidate will have 1 years’ experience property management - full cycle leasing is required. This role will be leasing and assistant property management duties. This role is direct hire role.

This role will be working with (1) property that was built in 1985, 192 townhomes/3 stories.

Salary: $50-$55K DOQ. This role is a direct hire role.

Schedule: Monday -Friday: 9-6.

The Assistant Property Manager is responsible for maintaining rapport with residents and prospective residents; Showing and leasing rental units; Review and approve rental applications; Prepare weekly and monthly reports; Collect rents and make bank deposits; Help to schedule and coordinate turnovers; Work with the manager to manage move-ins and move-outs.

Responsibilities and Job Duties:

Marketing and Leasing

  • Establish rapport with each prospective resident
  • Determine needs of each prospective resident
  • Present property and each appropriate apartment in a manner consistent with the image of property and relevant to the prospect
  • Use knowledge of the property and community to overcome prospect objections
  • Follow up on undecided prospects
  • Assist in development and implementation of special promotions
  • Assist in lease renewal procedure
  • Assist in development and implementation of a resident retention program

Administrative

  • Prepare lease package
  • Assist in preparation of occupancy and traffic reports and other required reports
  • Assist in preparation of security deposit refunds
  • Assist in collection of late rent and other monies due
  • Assist in preparation of market surveys
  • Assist in move-in and move-out procedures

Managerial (in the absence of Property Manager)

  • Receive resident maintenance service requests
  • Schedule maintenance work
  • Schedule apartment turns and repair work
  • Inspect vacant apartments
  • Substitute for any other position on the property when necessary
  • During office hours implement the Physical Emergency Maintenance Procedures, as outlined in the On-Call Manual
  • Be familiar with power, water and gas turn-offs, clean-out traps, fire extinguishers and fire hydrants
  • Know emergency telephone numbers (i.e., police, fire department, on-call maintenance).

Minimum Requirements:

  • At least 1 years’ experience in property management - full cycle leasing required.
  • Knowledge of government subsidy programs/Fair Housing Rules and Regulations.
  • Working knowledge of Microsoft Office Suite, Outlook and Excel.
  • Valid Drivers License and reliable transportation.
  • Be able to pass a background check before employment.
