We are currently looking for an Assistant Project Manager to join our team in Plymouth, covering both the Exeter and Plymouth areas.

The Assistant Project Manager will support the management, coordination, and administration
of contracts related to social housing planned maintenance, refurbishment, and new build projects. Working closely with the Project Manager and wider teams, the role will help ensure projects are delivered on time, within budget, and to the required quality and compliance standards.

Responsibilities:

Project Management

  • Support the management of contracts related to repairs and maintenance within the social housing portfolio.
  • Assist, supervise and liaise with external contractors and in-house DLO, ensuring all works are delivered on time, within budget, and to quality standards.
  • Assist in ensuring contracts comply with statutory regulations, health and safety legislation, and internal policies.
  • Coordinate and manage day-to-day planned maintenance works and ensure timely responses
  • Monitor contractor performance against KPIs, SLAs, and budgetary targets and escalate issues where necessary.
  • Maintain accurate records of planned programme, contractor communications, and project documentation.
  • Conduct weekly site visits to monitor progress and ensure works are completed to agreed standards.
  • Develop and maintain effective working relationships with external contractors, residents, and internal stakeholders.
  • Support procurement activities in collaboration with the procurement team, including tender preparation, evaluation, and contract award processes.
  • Assist in preparing tender documentation and obtaining cost estimates.
  • Assist in managing contract variations, purchase orders and ensuring the Business holds sufficient stock to reduce any downtime by the DLO.
  • Prepare reports and updates for senior management on contract performance, risks, and financial progress.
  • Assist in the pulling together of maintenance budgets.

Environmental Management

  • Support sustainability, energy efficiency, and social value objectives within project delivery
  • Prepare waste reports to deliver to the Client & Internal Stakeholders

Customer Satisfaction

  • Help ensure high levels of resident satisfaction through effective communication and service delivery.
  • Maintain accurate contract records and documentation.

Compliance & Safety:

  • Ensure all properties adhere to current health, safety, and building regulations by carrying out regular condition surveys and routine compliance checks
  • Ensure the SM/Site Supervisor undertakes regular Tool Box Talks and that these are
    recorded

In addition to the above you will be expected to carry out any other reasonable tasks to deliver great service.

You will need:

  • Experience in contract administration and contract management.
  • Good understanding of housing legislation, building regulations, and procurement practices.
  • Strong organisational and project coordination skills.
  • Ability to support the management of budgets, schedules, and contractor relationships.
  • Excellent communication, negotiation, and stakeholder management skills.
  • Understanding of health and safety regulations and CDM requirements.
  • Proficiency in Microsoft Office and contract management systems.
  • Ability to work collaboratively with cross-functional teams and manage multiple priorities.
  • Relevant qualifications in construction, housing, surveying, or contract management are desirable.
  • Membership of, or willingness to work towards, a relevant professional body (e.g. CIOB or CIPS)
