Responsibilities:

1. Tenant Management (Retail Tenancies)

  • Conduct regular inspections on tenants' housekeeping ensuring that the common services are not affected. Ensuring no encroachment of retail tenants’ merchandise onto common areas
  • Tenants’ main contact point for RCSC (Levels B2, B1 & L3)
  • Attend to tenant’s daily operation’s needs, feedback and perform service recovery if required. Includes coordination with tenants and other departments for floor trap/ kitchen exhaust duct cleaning, Landlord FCU monthly maintenance arrangements, leakage repairs maintenance, change of shopfront visuals etc.
  • To facilitate office and retail tenants’ tenancy changeover process (handover / takeover) including preparing all handover letters, reinstatement letters, preparation of M&E specifications for Tenancy Agreements, calculation of electricity deposits.
  • Collect necessary fitting-out deposit, utility deposit, etc. and monitor tenants' adherence to renovation guidelines. Ensure that Tenants’ renovation / reinstatement works are duly executed, and as-built drawings submitted before releasing renovation deposits.
  • Assist in minor AEI works when required.

2. Retail Tenancy Design & Renovation Coordination

  • Coordinate tenant’s fitting-out including tenancy design brief, renovation/ reinstatement briefings to contractors, and reinstatement process for the mall’s tenants, including coordinating with various internal departments on reinstatement pre-inspections and
  • Ensuring all tenancy requirements/ authority approvals such as FSC/ SFA licenses are obtained before trading is permitted.

3. Building Management

  • Managing of landscaping, cleaning and mall scenting (Toilets, Retail Lift Lobbies, Office Lift Lobbies, and other areas when considered necessary) TC including invoice processing and PO creation for ad hoc works.
  • Assist and oversee in landscape enhancement works.
  • Conduct frequent checks on the landscaping environment and follow up with term contractor to improve or to replace plants that are no longer in good condition or relevant.
  • Conduct periodic inspections to maintain the cleanliness standards of the mall.
  • Assist in landscaping, cleaning, and scenting tender process.
  • Reviewing the deployment of scenting equipment as well as the signature scent for RCS and new toilets.
  • Manage and update tenants’ food directory images and tenants’ wayfinding signages for RCSC. To put up all necessary Written Justifications, SAP POs as per DOA requirements.
  • Manage all daily relevant adroit checklists and itells, follow up with all outstanding matters reported.

4. Others

  • Cover other mall tenancy functions during colleague's absence.
  • Other duties as and when assigned from time to time.

Requirements:

  • Degree in Engineering (Mechanical/Electrical) Real Estate / Facilities / Building / Estate Management
  • Exhibit strong initiative, leadership, and interpersonal skills
  • Able to work within tight timelines, resourceful and systematic in resolving problems
  • Good communication skills
  • Willing to work beyond standard operating hours, when required
  • Willing to learn and open to possible lateral movements between asset classes in the future (based on business needs)
