Property and Asset Management

GIS 66kV SUBSTATION - OPERATIONS & MAINTENANCE

  1. Daily Operations & Switching Activities

Supervise all switching operations, circuit breaker operations, and isolator switching per approved procedures. Monitor voltage, current, power factor (>0.95), and frequency. Coordinate with utility providers for planned switching and execute emergency operations. Maintain operations logbook with complete documentation.

KPI: Zero unauthorized switching; 100% schedule adherence; Equipment uptime >99.5%

  1. Safety Protocols & LOTO Procedures

Implement Lockout-Tagout (LOTO) and Permit-to-Work (PTW) systems for all maintenance activities. Conduct safety briefings, ensure proper PPE usage, establish isolation boundaries and earthing. Maintain safety registers and achieve zero electrical accidents.

KPI: Zero safety incidents; 100% LOTO compliance

  1. Preventive Maintenance of GIS Equipment

Execute monthly visual inspections and quarterly electrical testing including insulation resistance (>10,000 MΩ), contact resistance (<100 μΩ), and thermal imaging. Perform annual circuit breaker operation checks and protection relay calibration. Maintain maintenance records and trend analysis.

KPI: 100% PM completion; MTBF >15,000 hours

  1. SF6 Gas Monitoring & Management

Monitor SF6 gas pressure, purity, and moisture content (<150 ppm). Conduct monthly leak detection and quarterly quality analysis. Coordinate gas top-up with contractors. Maintain environmental compliance documentation.

KPI: SF6 leakage <0.5%/year; Gas purity >98%

  1. Protection System Testing

Conduct semi-annual testing of all protection relays, CT/VT accuracy verification, and relay coordination studies. Test trip circuits, interlocking systems, and SCADA interfaces. Document all settings and test results.

KPI: 100% relay functionality; Zero false trips

DG SETS - OPERATIONS & MAINTENANCE

  1. DG Operations & Load Management

Ensure automatic changeover within 10 seconds during utility failures. Conduct weekly no-load testing (30 min) and monthly load bank testing (75-80% capacity, 2 hours). Monitor RPM, voltage, frequency, oil pressure, and temperatures. Manage parallel operation and load sharing.

KPI: 99.5% DG availability; 100% successful auto-starts

  1. Preventive Maintenance Program

Execute daily checks (fuel, oil, coolant, battery), monthly oil changes (250 hours), quarterly inspections (valve clearance, injectors, turbocharger), and annual overhauls (6000-8000 hours). Maintain service records and running hour logs.

KPI: 100% PM completion; MTBF >500 hours

  1. Fuel Management & Quality Control

Maintain 72-hour fuel inventory. Conduct monthly quality testing (density, water content <200 ppm, cetane >48). Monitor consumption (SFC: 0.25-0.28 L/kWh at 75% load). Implement fuel polishing systems. Maintain consumption logs and reconciliation.

KPI: Fuel consumption within ±5% benchmark; Inventory accuracy >98%

  1. Emissions & Environmental Compliance

Monitor emissions (NOx <1200 mg/Nm³, SO2 <350 mg/Nm³, CO <800 mg/Nm³). Conduct semi-annual stack testing. Maintain valid Consent to Operate. Control noise levels (<75 dB). Manage hazardous waste disposal through authorized recyclers.

KPI: 100% emission compliance; Valid environmental clearances

  1. Vendor Management & Spares Inventory

Manage OEM service contracts ensuring 95% schedule adherence. Coordinate vendor activities and safety compliance. Maintain critical spares inventory for GIS (SF6 gas, relays) and DG (filters, injectors, bearings). Review invoices and conduct performance reviews.

KPI: 95% vendor adherence; Critical spares availability >90%

Reporting:

You will be working with our operations team and reporting to the Building Manager / Technical Manager.

Your role will involve coordination with various teams. You will be paying attention to detail and have excellent problem-solving skills. You will be using logic to trouble shoot problems; and assign and monitor maintenance projects. You should have a good knowledge of the working procedures.

Qualifications

You will have a Degree / Diploma in Electrical/Mechanical OR any equivalent, with min 8-10 years of work experience in energy center or Construction Industry.
