【職務内容】

日本国内の重要クライアント施設において、サイトマネージャーと緊密に連携しながら、重要な建物システムとインフラの管理をサポートしていただきます。JLLのキャリアフレームワークの中で、技術力とリーダーシップスキルを磨きながら、クライアントに卓越したサービスを提供する機会があります。

サイトマネージャーと協力し、以下の業務を担当します：

設備運用・保守管理

• 空調、電気、配管、防災、ビル管理システム等のハードサービス全般の日常運用管理
• 予防保全プログラムの実施、業者パフォーマンスの監督
• JLLおよびクライアント基準に基づく効率的なシステム運用の確保

コンプライアンス・安全管理

• 日本の建築基準法および安全規制の遵守
• 安全点検の実施、正確な文書管理、リスク管理の実践
• 行政機関との調整

チームマネジメント

• 技術スタッフおよび協力業者の監督
• ベストプラクティスと安全プロトコルに関する指導
• 研修プログラムの開発、作業スケジュールの調整によるチームパフォーマンスの向上

クライアント対応・サービス提供

• サービスリクエストへの迅速な対応
• クライアントミーティングへの参加
• 協力業者とのプロジェクト遂行
• KPIおよびSLA目標達成の確保
• 必要時の24時間緊急対応

予算管理・改善提案

• 設備予算の管理、コスト追跡、請求書処理、調達支援
• コスト削減機会の特定
• エネルギー管理戦略の実施による効率性と持続可能性の向上

【応募要件】

必須経験

• 設備管理・ファシリティマネジメント分野での5年以上の実務経験
• チームマネジメント経験2年以上
• 商業施設または企業施設におけるハードサービス管理経験
• 優れたITスキル
• MS Office（Excel、Word、PowerPoint）の習熟

技術スキル

• 空調、電気、配管、防災システムに関する高度な知識
• BMS/BAS（ビル管理システム）およびCMMS（設備保全管理システム）の知識
• エネルギー管理とサステナブル建築の理解

Responsibilities

You will support facility operations at our prestigious client site in Japan, working closely with the Site Manager to manage critical building systems and infrastructure. This role offers opportunities to develop your technical and leadership skills within JLL's career framework while delivering exceptional service to our clients.

Role & Responsibilities

Working closely with, and reporting to, the site manager, the role involves:

Engineering Operations & Maintenance

• Manage day-to-day operations of all hard services including HVAC, electrical, plumbing, fire safety, and building automation systems.
• Implement preventive maintenance programs, oversee contractor performance, and ensure all systems operate efficiently while meeting JLL and client standards.

Compliance & Safety

• Ensure compliance with Japanese building codes and safety regulations.
• Conduct safety inspections, maintain accurate documentation, implement risk management practices, and coordinate with local authorities.

Team Leadership

• Supervise technical staff and contractors, provide guidance on best practices and safety protocols, develop training programs, and coordinate work schedules to improve team performance.

Client Relations & Service Delivery

• Respond promptly to service requests, participate in client meetings, complete project works with contractors, and ensure service delivery meets KPIs and SLA targets.
• Provide 24/7 emergency support when required.

Budget & Innovation

• Manage engineering budgets, track costs, process invoices, and assist with procurement.
• Identify cost-saving opportunities and implement energy management strategies to improve efficiency and sustainability.

CANDIDATE SPECIFICATION: KEY SELECTION CRITERIA

Experience

• At least 5 years of working experience in Facility Management and 2 years of team management experience
• Experience managing hard services in commercial or corporate environments
• Possess good IT skills
• Proficient in MS Applications such as Excel, Word and PowerPoint

Technical Skills

• Strong knowledge of HVAC, electrical, plumbing, and fire safety systems
• Familiarity with BMS/BAS and CMMS
• Understanding of energy management and sustainable building practices

Preferred Qualifications

• Knowledge of ISO standards for facilities management
• Business-level proficiency in both English and Japanese
