The Assistant Community Manager (ACM) is a pivotal leader that aligns with the Community Manager and guides, encourages, and develops each office team member to achieve operational excellence and occupancy goals. In addition, this role will assist in the success of the property’s financial performance. The ACM will be responsible for the asset quality and drive the community performance using KPIs. They will take the lead on marketing efforts, improving occupancy, and preventing stale units through marketing and analyzing the local market. They will participate in the sales process by engaging in tours, monitoring, and coaching the leasing team members for maximum tour to lease conversion and will drive occupancy success. Positive financial stability and leasing efforts for the community are top priorities. – The ACM will also serve as the onsite leader in the absence of the Dual Site Community Manager, supporting day-to-day operations and facilitating communication between onsite operations, and centralized teams, including the Resident Experience Team (RET), Business Manager (BM), Lead Management (LMS) and other support teams.

What You’ll Do…

  • Act as the onsite leader in the absence of the Dual Site Community Manager and ensure daily operations remain organized, professional, and responsive
  • Maintain current knowledge of leasing trends and market conditions to support onsite and pricing calls/strategies.
  • Manage community social media in accordance with company policy and guidelines.
  • Follow up on upcoming renewals and monitor resident decisions, including renewals, transfer or notices.
  • Support leasing team performance and step in on difficult of high priority leads as needed.
  • Work closely with the Business Manager (BM) on posting notices, delinquency follow up, and other collection activities, including skip walks as needed.
  • Ensure move out charges and supporting documentation are accurately documented and submitted for appropriate approval.
  • Collaborate with the maintenance team regarding make ready units, move outs and unit turn timelines.

Requirements

What You Need to Succeed…

  • High School Diploma or GED required.
  • 2+ years of previous Assistant Community Manager experience required.
  • 3+ years of property management experience preferred.
  • CAM certificate preferred.
  • Communication skills, both oral and written.
  • Strong organizational skills.
  • Ability to delegate and problem-solve issues.
  • Brief temperature changes when moving between buildings
  • Frequent exposure to outside weather conditions
  • Possible travel to other properties owned by Avanti Residential
  • Pass criminal background screening prior to employment.
  • Possession of a valid driver's license and up-to-date vehicle insurance OR reliable transportation is required.
  • If minimum qualifications are met during resume screening the Wonderlic pre-employment assessment is required. The assessment will arrive in the email inbox that you provided.
