The Director of Asset Management leads the strategic oversight and operational optimization of a multi-state commercial real estate portfolio. This high-impact role drives asset performance, maximizes value and cash flow, and ensures successful execution of business plans across all properties. The Director collaborates with executive leadership and cross-functional teams, including acquisitions, investments, and legal, to support portfolio growth, governance, and long-term strategic planning.

Responsibilities:

  • Oversee the full lifecycle of assets, including planning, budgeting, leasing, financial analysis, maintenance, and reporting to preserve and enhance value.
  • Lead multiple high-impact, resource-intensive programs, balancing priorities to ensure successful outcomes across the portfolio.
  • Build and maintain strong relationships with owners, tenants, vendors, brokers, attorneys, and contractors.
  • Manage capital improvement, renovation, and repositioning initiatives, leveraging market trends and competitive insights.
  • Partner with leadership to develop and manage operating and capital budgets, ensuring fiscal discipline.
  • Supervise, mentor, and develop team members, guiding performance and providing strategic direction.
  • Evaluate and optimize asset management practices, recommending improvements to properties, policies, and processes.
  • Exercise independent judgment in significant decisions, providing recommendations that influence company-wide strategy and operations.

Skills:

  • Expertise in asset and portfolio management, including project scope, scheduling, budgeting, and capital improvement oversight.
  • Knowledge of commercial real estate, property maintenance, contracts, regulations, and compliance requirements.
  • Strong strategic, analytical, and decision-making abilities, with experience translating strategy into operational execution.
  • Advanced leadership, communication, negotiation, and team development skills.
  • Proficiency in Microsoft Office (Word, Excel, Outlook, PowerPoint, Visio) and Workday (as applicable).
  • Understanding of organizational policies, budgetary concepts, and performance review processes.
  • Ability to prioritize tasks, manage interdependencies, and optimize outcomes across multiple initiatives.

Education:

  • Bachelor’s degree in Real Estate, Construction Management, Business or related field or any equivalent combination of educational and work experience required.
  • Master’s degree preferred

Experience:

  • 7+ years of commercial asset management experience (preferably in retail, hospitality, and/or mixed-use facilities)
  • Experience managing multi-million-dollar portfolio of commercial Real Estate properties
  • 9+ years’ experience as project or program director
