Position Summary

The Area Vice President provides strategic and operational leadership for a portfolio of B.HOM Student Living communities. This senior leadership role is responsible for maximizing portfolio performance through strong financial management, operational execution, leadership development, asset strategy, and client partnership. This role requires a highly experienced, hands-on portfolio leader who can independently assess performance, identify risks and opportunities, develop data-driven strategies, and hold regional leadership accountable for execution and measurable results.

The Area Vice President establishes measurable business objectives, oversees annual budgeting and capital planning, monitors property and regional performance, and develops Regional Managers and other operational leaders. This position also partners across the organization on acquisitions, due diligence, capital initiatives, and other strategic priorities while maintaining strong relationships with ownership and investment partners.

What You'll Do

Portfolio Leadership & Strategy

  • Provide strategic leadership and direction for an assigned portfolio of student housing communities
  • Establish measurable business goals and performance expectations for regional and property leadership
  • Regularly evaluate portfolio performance and identify opportunities to improve operational and financial results
  • Drive consistency, accountability, and execution of B.HOM standards across assigned communities
  • Maintain awareness of market, competitive, and organizational trends that may impact portfolio performance
  • Partner with senior leadership to execute company strategies and operational priorities

Leadership & Team Development

  • Lead, coach, develop, and mentor Regional Managers and other operational leaders
  • Recruit and select strong leadership talent in partnership with Human Resources
  • Establish clear performance expectations and accountability across the portfolio
  • Conduct performance evaluations and provide ongoing coaching and development
  • Build leadership bench strength and support succession planning
  • Foster a culture of collaboration, accountability, development, and operational excellence
  • Lead Regional Managers as senior business leaders, ensuring they demonstrate strong command of their portfolios, proactively identify issues, bring forward solutions, and consistently execute against established financial and operational objectives.
  • Develop leaders who can independently analyze performance, make sound business decisions, and drive results through their teams.

Financial & Asset Performance

  • Lead the annual budgeting and financial planning process for assigned communities
  • Review monthly financial statements, forecasts, budget variances, and property performance
  • Identify opportunities to increase revenue, control expenses, and maximize NOI
  • Evaluate portfolio performance across purchasing, utilities, ancillary income, operating expenses, and other key financial drivers
  • Review and recommend capital expenditures based on property and ownership objectives
  • Partner with internal teams and ownership representatives regarding significant financial and capital matters

Property Operations

  • Monitor operational performance across assigned communities and develop strategies to address areas requiring improvement
  • Ensure core business processes and operational standards are effectively implemented throughout the portfolio
  • Review leasing, marketing, occupancy, and revenue strategies
  • Conduct regular property visits and inspections to evaluate physical condition, operations, and opportunities for improvement
  • Ensure appropriate action plans are developed and executed when communities are not meeting established expectations

Client & Ownership Relationships

  • Build and maintain strong relationships with owners, asset managers, investors, and other business partners
  • Serve as a senior operational representative of B.HOM with assigned clients
  • Provide clear, timely, and strategic communication regarding portfolio and property performance
  • Understand ownership objectives and align operational strategies with investment goals
  • Participate in client meetings, business reviews, and strategic planning discussions
  • Represent B.HOM professionally and effectively with internal and external stakeholders

Acquisitions & Strategic Initiatives

  • Support due diligence and operational planning for new acquisitions and management transitions
  • Partner with appropriate departments on acquisition, refinancing, and other asset-related initiatives
  • Assist with evaluating potential investments, operational needs, and capital requirements
  • Support tax assessment, insurance, financing, and other asset-related activities as appropriate
  • Lead or participate in strategic initiatives and special projects that support organizational growth

Additional Responsibilities

  • Travel throughout the assigned portfolio to provide hands-on leadership and operational support
  • Partner cross-functionally with corporate departments to achieve portfolio and organizational objectives
  • Perform other duties as assigned to support business needs and company growth

What We're Looking For

Required Skills & Qualifications

  • Minimum of 10 years of progressive property management experience.
  • Minimum of 5 years of regional, multi-site, or portfolio-level leadership experience with direct accountability for multiple communities and operational leaders.
  • Minimum of 5 years of student housing experience, including regional or portfolio-level operational leadership.
  • Demonstrated experience leading and developing Regional Managers, Regional Directors, or comparable multi-site leaders.
  • Demonstrated experience leading complex, geographically dispersed portfolios with accountability for financial performance, operational execution, leasing performance, and leadership development.
  • Proven ability to independently identify performance gaps, analyze underlying data, develop actionable strategies, and drive execution through completion.
  • Demonstrated experience improving underperforming or challenged assets through measurable operational and financial results.
  • Strong financial acumen with demonstrated command of budgeting, forecasting, variance analysis, NOI, revenue management, expense controls, capital planning, and asset-level financial performance.
  • Substantial experience working directly with ownership groups, asset managers, investors, and/or institutional clients, including presenting portfolio performance, financial results, business plans, and corrective strategies.
  • Demonstrated ability to manage and develop leaders who manage other leaders, including performance management, succession planning, and organizational development.
  • Strong operational, analytical, and strategic problem-solving capabilities.
  • Excellent written, verbal, presentation, and executive communication skills.
  • Ability to operate effectively in a high-accountability, fast-paced environment with limited day-to-day direction while managing multiple portfolio priorities.
  • Proficiency with Microsoft Office Suite and property management technology.
  • Ability to travel approximately 50% or as needed to support the portfolio.

Preferred Qualifications

  • Bachelor’s degree in Business Administration, Management, Real Estate, or a related field, or equivalent relevant experience.
  • CAM, CAPS, or other relevant property management certification.
  • Experience with Entrata, Yardi, or similar property management platforms.
  • Experience with acquisitions, due diligence, property transitions, and capital planning.

Work Schedule

  • Primarily Monday–Friday
  • Extended hours, evenings, and weekends may be required based on business needs
  • Approximately 50% travel, or as needed, throughout assigned markets and communities

Physical Requirements

  • Ability to travel frequently by automobile and airplane
  • Ability to walk and inspect apartment communities, including units, common areas, grounds, and operational spaces
  • Ability to remain at a workstation and use a computer for extended periods
  • Ability to communicate effectively in person, virtually, by phone, and in writing
  • Ability to occasionally lift up to 30 lbs.
  • Ability to work in professional office and outdoor property environments
