Job Description
The Area Director of Sales & Marketing is the commercial leader responsible for accelerating revenue growth and strengthening market dominance across a high‑visibility, multi‑property Hilton portfolio, anchored by the Home2 Suites Austin South and supported by full oversight of our Tyler and Frisco hotels. This role serves as the strategic architect behind all sales and marketing initiatives—driving performance through disciplined analytics, competitive intelligence, and a forward‑thinking approach to market opportunities.
Operating as a key business partner to both the General Manager and the VP of Sales & Marketing, the Area Director sets the commercial cadence for the portfolio by shaping long‑range sales strategies, optimizing segment mix, elevating brand presence across diverse Texas markets, and ensuring flawless execution through cross‑functional collaboration. The ideal candidate brings a commanding presence, strong commercial acumen, and a proven ability to lead teams, develop markets, and cultivate high‑value relationships that translate into sustained revenue growth and measurable market share gains.
Core Responsibilities
Business Transient (BT) Sales Expertise:
- Proven ability to identify, negotiate, and secure BT accounts through strategic prospecting, rate management, and relationship development with key corporate decision-makers. Skilled in optimizing BT production, improving RFP performance, and maintaining preferred agreements that align with extended‑stay and select‑service positioning.
Group Sales Strategy & Execution:
- Strong proficiency in generating group business across multiple segments, including corporate, SMERF, project-based, and long-term stay accounts. Ability to evaluate group displacement, negotiate group rates, and collaborate closely with operations to ensure flawless execution and repeat business.
Extended-Stay & Long-Term Stay Business Development:
- Deep understanding of extended-stay demand drivers, including project crews, relocations, corporate training programs, and infrastructure development projects. Capable of targeting long-term stay accounts with tailored sales messaging to maximize ADR, length of stay, and total revenue impact.
Project Business & Crew/Construction Segment Management:
- Demonstrated success capturing project-based accounts such as construction teams, engineering crews, medical assignments, and utility companies. Skilled in forecasting long-term stay revenue, aligning inventory with project timelines, and negotiating high-volume, multi-week contracts.
Multi-Property & Multi-Market Sales Leadership:
- Ability to lead sales efforts across a three-property portfolio, adapting strategy to each market’s unique demand patterns. Experienced in guiding and supporting a distributed team of four sales professionals, ensuring alignment, accountability, and strong multi-property performance.
Strategic Market Analysis & Competitive Positioning:
- Skilled in evaluating demand trends, analyzing STR data, monitoring comp-set activity, and adjusting strategies to capture share in both transient and group segments across Austin, Tyler, and Frisco.
Revenue Optimization & Yield Management:
- Strong understanding of pricing strategies, rate fences, and channel mix improvement to protect rate integrity while driving occupancy and market share for extended-stay and select-service hotels.
Relationship Building & Client Engagement:
- Exceptional ability to build and maintain relationships with corporate buyers, travel managers, project coordinators, and local business influencers. Skilled at crafting customized solutions that drive long-term loyalty and revenue.
Qualifications
Physical Requirements:
- Sit, stand and walk for varying lengths of time
- Lift approximately ten (10) pounds
- Good communication skills, both written and verbal
- Grasping, writing, standing, sitting, walking, repetitive motions, pulling, pushing, listening and hearing ability and visual ability
- Must have finger dexterity to be able to operate office equipment such as computers, printers, multi-line phone, filing cabinets, photocopiers and other office equipment as needed
- Physical Requirements (In-Office Role)
- Ability to work in a standard office environment.
- Prolonged periods of sitting at a desk and working on a computer. (6-8 hours a day)
- Occasional standing and walking throughout the workday.
- Frequent fine motor skills, use of hands and fingers for keyboarding/typing, utilizing a mouse or trackpad, writing, and operating office equipment.
- Ability to communicate effectively verbally and in writing.
- Occasionally required to stand, walk, bend, reach, or carry items.
- Ability to lift and/or move 10–25 pounds as needed (e.g., files, office supplies).
- Visual ability to read from a computer screen and printed materials including close visual focus for extended periods and color differentiation (for certain roles).

Compensation & Benefits
- Base Salary: $75,000 – $85,000 annually (commensurate with experience, qualifications, and market alignment)
