Job Summary:

Trane in the New Jersey area is hiring an Area Contracting Manager to join our team. In this role you will be responsible for the operations of the Controls (Building Automation System Division) OR Energy Services portion of the Contracting business with the New Jersey area of the Greater Northeast Region (GNE). You will be responsible for the administration, implementation, and management of the contracting fulfillment processes in its goal of operational excellence, support of overall strategic objectives, and accountable for overall project financial results. The Area Contracting Manager manages all aspects of assigned projects, throughout duration, with direct responsibility for project execution and targeted profitability while leading a team, or teams, to accomplish specific objectives in each time frame and with available resources. The Area Contracting Manager will also work with the development and sales side of the business to help develop new business and sales strategies while validating costs to assure competitive pricing.

SCOPE

This position is responsible for $30M- $35M in Contracting Revenue.

ESSENTIAL FUNCTIONS AND RESPONSIBILITIES include the following. Other functions may be assigned.

  • Plays a key role in delivering Contracting profitability for the New Jersey area of the GNE region while working to achieve specific AOP priorities.
  • Manages performance by monitoring Contracting personnel effectiveness and efficiency in relation to customer service and operating plan goals.
  • Supports the Regional Contracting Operation Leader and Area General Manager in delivering business results and sharing department vision and principles of teaming within.
  • Responsible for the administration, implementation, and management of the contracting fulfillment processes in its goal of operational excellence, support of overall strategic objectives, and accountable for overall project financial results using lean methodology.
  • Responsible to coach, mentor, develop and lead a local group of project managers, project specialists and controls field technicians.
  • Directly supervises Contracting fulfillment personnel assigned.
  • Functions as the primary interface between the customer, vendors, sub-contractors, and internal expertise within the sales organization and fulfillment organization.
  • Maintains customer satisfaction by investigating concerns, implementing corrective action, and communicating with customers and assigned staff.
  • Maintains and improves current customer relationships while seeking out other sales opportunities.
  • Organizes and schedules all assigned Contracting personnel. Identifies and prioritizes projects and plans jobs and manpower utilization in detail including planning for future growth.
  • Responsible for all aspects of project planning for ongoing Contracting projects.
  • Oversee and validate monthly financial forecasting for work in backlog and pipeline
  • Manage revenue to forecast
  • Manages the assigned projects within the time and cost estimates.
  • Reviews and validates contracts and estimates by performing risk analysis and developing risk plans.
  • Confirms Trane ability to meet the project performance and financial requirements by obtaining and analyzing customer data, project data, and implementation issues prior to accepting the project.
  • Leads as a local contracting operations safety professional to establish & maintain a work culture that makes safety priority #1.
  • Ensure compliance with all federal, state and local regulations.
  • Ensures that assigned fulfillment personnel follow all EHS guidelines and policies.
  • Actively participates in the project development and sales alignment for System and Services opportunities
  • Actively participates in teaming within the local office for both System and Services Sales and Operations organizations
  • Actively leads renewal process for local contracting licenses where assigned in collaboration with Project Administrators and Coordinators

SUPERVISORY RESPONSIBILITIES

  • Directly supervises a minimum of eight to ten office/field employees in the contracting department. Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. May coach subordinate in the contracting process. Is responsible for the overall direction, coordination, and evaluation of this local area unit. Responsibilities include interviewing, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints, coaching and mentoring employees; and resolving problems.

QUALIFICATIONS

  • Bachelor’s degree or equivalent combination of education and experience.
  • Minimum eight (8) years’ experience in facilities or HVAC systems preferred.
  • Experienced and knowledgeable in contracting processes associated with the installation of building automation systems and turnkey projects preferred.
  • Must possess a valid driver’s license for a minimum of 12 months, with no major or frequent traffic violations included, but not limited to:
  • DUI, Hit & Run, License Suspension, Reckless/Careless Driving or multiple smaller infractions or preventable collisions in the previous 3 years.
